About the Role

We are seeking a part-time Caretaker to join our team at Tribe Management, specializing in strata and rental management services. As a Caretaker, you will be responsible for the day-to-day operation and management of a 100-unit residential townhouse complex in Guelph, Ontario.

Key Responsibilities

  • Administer all aspects of property management, adhering to established procedures and instructions from the Property Manager.
  • Collaborate with onsite staff to maintain a high standard of professionalism and ensure the property's overall appearance.
  • Handle move-in/move-out processes, including bank deposits and vendor arrangements.
  • Organize and supervise maintenance, cleaning, and minor repairs in common areas and units.
  • Perform basic landscaping tasks, such as lawn mowing and weeding.
  • Issue purchase orders for work and supplies, and supervise contractors.
  • Prepare detailed incident reports for accidents, altercations, and property damage.
  • Respond to emergencies on a 24-hour basis during the workweek.
  • Schedule and supervise move-ins and outs of rental units.
  • Maintain accurate tenant files and collect rents.
  • Perform other duties as required, including being available for call-outs.

Requirements

  • 2-3 years of experience in caretaking and/or building maintenance.
  • Strong communication and interpersonal skills.
  • Detail-oriented with strong organizational skills.
  • Computer proficiency and ability to learn new software.
  • Able to take direction and work with minimal supervision.
  • Working knowledge of the Residential Tenancy Act is an asset.
  • Valid Class 5 driver's license and own vehicle preferred.
