Senior Property Tax Analyst

Overview

Reporting to the Director of Municipal Assessments, the successful candidate will play a crucial role in minimizing property tax liabilities across Canada and will act as a tax auditor within the Real Estate Department.

Key Responsibilities:

  • Perform thorough evaluations of tax recharges received from Landlords to ensure compliance with lease agreements, legislation, and relevant case law.
  • Engage with Landlords and other representatives to clarify issues and initiate dispute resolution for overcharges.
  • Analyze Appeal Decisions from Assessment Tribunals to verify they accurately reflect settlements.
  • Conduct tax impact assessments and pursue appeal settlement refunds from Landlords and Municipalities.
  • Compile and prepare necessary information to respond to RFIs from assessing authorities within mandated timeframes.
  • Monitor and update property information changes that may affect valuations.
  • Research and gather property data to support the Director and Tax Consultants throughout the appeal and litigation processes.
  • Participate in property inspections with assessment and municipal authorities as required.
  • Assist with the verification and payment of municipal tax bills, utilizing all available municipal programs and incentives to optimize tax reductions.
  • Prepare and respond to Estoppels within required timelines.
  • Work collaboratively with Real Estate, Legal, Planning and Development, Finance, Design, and Construction Teams.
  • Support capital plan tax forecasts and annual tax budgeting efforts.
  • Engage in other special projects as assigned.

Qualifications:

  • A collaborative team player with strong influencing skills to build relationships across various stakeholder groups.

  • Excellent verbal and written communication skills.
  • Proficient in negotiation, conflict resolution, and problem-solving.
  • A self-motivated individual with keen attention to detail and strong organizational and mathematical abilities.
  • Comprehensive understanding of commercial law/case law as it pertains to the commercial real estate sector and municipal taxation.
  • Ability to interpret Assessment Valuation Records and Leases.
  • Capable of thriving under pressure and managing a high-volume workload.
  • Proficient in Microsoft Excel & Word; familiarity with Tango Analytics is an asset.

Experience:

  • Post-secondary education equivalent to a university degree and/or college diploma in real estate or a related field.
  • A.I.M.A. Designation is preferred.
  • 3-5 years of experience in the property tax and assessment industry.
