Mobile Building Operator, Residential and Commercial

**Primary Purpose**

The primary purpose of the Mobile Building Operator is to assist the Property Managers in completing various maintenance tasks at commercial, residential, and industrial properties located within Greater Vancouver and surrounding areas. With mínimal direction from Management, the Mobile Building Operator is expected to help ensure the safety and well-being of the tenants. The Mobile Building Operator will maintain the properties as assigned at the highest possible standard at all times while performing the duties and responsibilities outlined below. This role will report to the Director of Operations.

Note: The successful applicant will provide a satisfactory Criminal Record Check and a satisfactory driving record to be considered for this role. This role requires travel between site to site and must have access to a vehicle during work hours (M-F).

**Responsibilities**

The responsibilities of this position will include, but not be limited to, the following:
**Tenant Relations**
- Maintain a visible, professional (friendly/courteous) presence at the property to promote positive relationships.
- Inform and coordinate with the Property Managers on any tenant or property issues.
- Ensure the comfort and safety of all tenants and visitors to the property.

**Property Maintenance and Repair**
- Perform property inspections and report any anomalies to the Property Managers.
- Ensure properties are clean, free from litter, and in a good state of repair at all times.
- Light duty maintenance and repairs, including minor snow removal/salting, painting, and power washing. Be aware of all shut off valves to ensure that water or gas can be shut off quickly if required.
- Vacant suite maintenance and touch ups as per established quality standards in preparation for leasing
- Day to day maintenance of residential suites requests
- Perform meter readings as required.
- Minor carpentry, electrical (light bulbs and tubes), and plumbing repairs, will be required, as will some snow removal/salting, painting, and power washing.

**Administration**
- Complete daily logs.
- Maintain an organized schedule.

**Contractor Management**
- Provide access and building orientation to contractors working at the property.
- Working with the Building Operations teams, provides access and building orientation to contractors.

**Other Duties**
- Other tasks, duties and special projects as directed by the Property Managers & Directors or designates as required.
- Perform on call emergency maintenance and repairs as required.

**Qualifications**

To be successful in the Mobile Building Operator position, an individual must be committed to the ongoing demonstration and development of the following:
**Mandatory qualifications include providing current and satisfactory**:

- Criminal Record Check as this individual may require entering residential, tenanted spaces.
- Driving Record Check as this individual will drive from site to site daily.

**Education and Experience**:

- Minimum two (2) years commercial or industrial property maintenance experience preferred.
- Experience with building management and mechanical systems (Tenant Services systems such as Angus Anywhere, DDC, HVAC, elevator equipment, lighting control systems, etc.).
- Fluent in English, both spoken and written; fluency in another language would be an asset.
- A valid Class 5 driver’s license and clean drivers abstract is required.
- Completion of a trade diploma or certificate in electrical, mechanical, plumbing, and or 4th or 5th class power engineering ticket is an asset.
