Residential Building Operator- Multifamily

**RESPONSIBILITY**:
Responsible for the day-to-day maintenance operation of Underwood Tower including the repair and maintenance of the equipment building systems towards the objective of peak efficiency resulting in maximum tenant and customer comfort.
**PRIMARY DUTIES**:
- Overseeing preventative maintenance and unscheduled building repairs and general maintenance including HVAC, electrical, plumbing, door repairs, lighting, washroom fixtures, floor tiles, ceiling tiles, drywall and other areas/equipment as required to maintain a minimum health and safety standard;
- Facilitate and supervise all contracts and contractors related to the building;
- Coordination of tendering projects and gathering quotations by contractors, provide recommendations, and implement and manage the project with respect to repairs and replacement of equipment;
- Daily inspection of all HVAC, mechanical, electrical, telecommunication and life safety equipment to ensure efficient performance. Perform repairs and adjustments as needed;
- Monitoring of chilled, condenser, and hot water systems, checking pressures and temperature gauges;
- Changing filters in the fluid and air handling systems not covered by the building’s preventative maintenance program;
- Coordinating the testing and maintaining records for chemical treatment of all fluid systems;
- Monitoring and control of all life safety equipment including the fire alarm and sprinkler system, smoke detectors, fire extinguishers, standpipe connections, etc.;
- Implement and maintain emergency, fire and life safety plans, emergency procedures, building access controls, security systems, reports and recommendations;
- Monitoring of the wet sprinkler system and coordinating (with contractors, monitoring stations, etc.) the draining and re-filling of the sprinkler system as required;
- Respond to emergency situations as required (i.e. power outages, fire alarms, etc.);
- Answering all tenant calls regarding heating & cooling and operational problems as well as building emergencies (i.e. water leaks); co-ordinate same with the tenant to ensure proper repairs are being completed on a timely basis;
- Maintaining an accurate log of daily activities as required while on shift;
- Management of waste, recycling and hazardous materials;
- Coordinate with contractors for scheduled diagnostic and periodic legislative tests/inspections of building systems and related equipment to ensure reliability;
- Ensure occupational health and safety best practices are implemented;
- Recording utility meter readings for consumption if check meters are available;
- Assist in the budgeting process;
- Cleaning including parking lot, entrances, sidewalks and loading areas as required if the task cannot wait until the arrival of the overnight cleaners;
- Snow removal from sidewalks and entrances if the task cannot wait until the contractor’s arrival.
- Maintain ongoing communications with the Director, Commercial Property Management to ensure that information is shared on a timely and effective basis;
- Organize and maintain operations storage areas;
- Be available for after-hours emergency situations;
- Assist with the building operations of other properties in the portfolio as required.
- Respond to resident work orders;
- And other tasks as directed by the Director of Residential Assets.
**QUALIFICATIONS**:
- Minimum five (5) years’ of directly related hands on experience;
- Completion of the BOMA fifth class Operator’s certificate program (or comparable Building Operator ticket) is an asset;
- Mechanically inclined with the ability to operate, perform preventative maintenance on and trouble shoot if reactive maintenance is required including: HVAC, electrical, fire alarm panels, sprinkler systems, etc. and read/understand related drawings;
- Familiarity with preventative maintenance programs;
- Working knowledge of Trane equipment and Tracer ES (Ensemble v5.6) and Tracer SC BMS software an asset;
- Hands-on knowledge of general maintenance and repairing building components such as lights, ballasts, plumbing, door hardware, etc.;
- Familiar with Provincial Health & Safety Legislation (i.e. WHMIS);
- Physically fit enabling reasonable lifting, pushing, pulling, climbing, and walking;
- Ability to work independently on certain tasks and with other team members for tasks requiring more than one person;
- Be organized including attention to details, ability to prioritize workloads and to handle multiple demands and competing priorities;
- Strong interpersonal and communications skills dealing with tenants, service contractors and suppliers;
- Be self-motivated, self-confident, diplomatic, innovative and able to accept challenges;
- Ability to resolve problems using facts and sound reasoning;
- Computer literacy including proficiency in Microsoft Office;
- Ability to work a 40 hours week and be available for after-hours situations as required;
- Current first-aid certificate an asset;
- Valid Class 5
