**STRAND IS LOOKING FOR A PROJECT COORDINATOR**

Strand Contracting is seeking an individual who is passionate about real estate and construction and has a strong desire to be a part of a growing organization that is creating a legacy of successful projects in urban environments across North America.

Founded in Vancouver in 1976, Strand has been actively involved in a number of real estate sectors, including: the development and acquisition of multi-family apartments and condominium projects, single family land and housing developments, the development of multi-unit warehouse projects, the acquisition of office building properties, and the provision of mortgage financing to developers for residential and commercial developments across Canada and the United States. While Strand has maintained a relatively low profile, consistent with the philosophy of its major shareholders and financial partners, Strand has acquired, developed, and financed over 23,000 homes while consistently maintaining its reputation for thoughtfully and successfully developing real estate. Strand is active throughout several regions, with its head office, located in Vancouver and an office in the western United States. Strand’s active projects are comprised of over six thousand residential units and, in Greater Vancouver, Strand is developing over thirty-four hundred homes (fourteen hundred condominiums and two thousand rental apartments), along with over one million three hundred thousand square feet of employment generating space (retail/office/light industrial).

**QUALIFICATIONS**
- Post-secondary diploma or degree in a construction-related program; Construction Management or Engineering related field.
- Minimum of 2 years' experience working in residential, multi-family construction; experience with a developer/builder or general contractor is an asset.
- Familiarity with budget management and preconstruction estimation.
- Knowledge of local building codes, regulations, and industry standards.
- Strong communication and interpersonal skills, with the ability to work effectively independently and in a team environment.
- Team player with excellent verbal and written communication skills and strategic thinking capability.
- Exceptional organizational, multi-tasking, and problem-solving skills.
- Proficiency in Microsoft Office and Adobe Suite, with a strong working knowledge of Excel; experience with Procore is an asset.
- Willingness to learn quickly and adapt in a fast-paced work environment.
- Self-motivated with a strong work ethic, attention to detail, and a desire to add value, thriving in a culture of excellence.

**DUTIES & RESPONSIBILITIES**

The Project Coordinator will report to the Director of Construction and be responsible for:

- Assisting the Director of Construction, Project Manager & Superintendents in expediting and completing critical project elements.
- Preparing site documentation.
- Conducting routine site visits, attending site meetings, and documenting and distributing associated meeting minutes.
- Contributing to all aspects of the project, including profitability, schedule adherence, and developer’s expectations.
- Collaborating with the accounting department to ensure accurate and timely project accounting.
- Assisting in overall project performance, including cost, schedule, safety, and quality.
- Coordinating construction activities, planning, and identifying potential risks and resolving technical field issues.
- Establishing and nurturing relationships with trade partners, issuing tender packages, defining scopes of work, answering inquiries, and monitoring progress.
- Assisting with change management and the change order process, including pricing, processing, and assessing cost and schedule impact.
- Administering the request for information and shop drawing and submittal process.
- Contributing to overall project closeout, including archiving documents, maintenance, and warranty.
- Identifying and assisting in resolving technical field issues.

Pre-Construction
- Preconstruction, design, and early execution phases of projects.
- Take charge of all aspects of estimating and project costing, providing accurate and comprehensive analysis to support decision-making processes.
- Develop comprehensive project schedules that encompass the entire life cycle, including permitting, design, fabrication, and on-site construction. Ensure the schedules align with project milestones and objectives.
