Strata Co-manager

We are looking for a team member wanting to start a career in strata management. The first six (6) months of this position are intense “on the job” training with the goal of exposing the incumbent to strata management as a career.

Obsidian Property Management Ltd. is real estate brokerage licensed in British Columbia, since 2012, currently offering Rental Property and Strata Management Services as per the _Real Estate Services Act of BC_. The Surrey Board of Trade awarded us for being a “Family Friendly” workplace.
The incumbent will be in a team with two of our licensed strata managers and expected to help provide service to our strata corporation clients. They will do this by performing a variety of administrative tasks, maintaining records, attending certain client meetings, assisting with coordinating trades and services.
The intention of this position is to give the incumbent the opportunity to gain some experience prior to commencing the Strata Management Licensing Course and eventually becoming a real-estate professional as a licensed strata manager.
**Hours and Location**
The incumbent will be expected to attend the office during business hours as the training must be completed in the office.
The office address is: #306 - 7327 137th Street, Surrey, BC
The office is open 8AM to 12PM & 1PM to 5PM Monday to Friday.
Obsidian closes for all stat, civic, and bank holidays.
Work Life Balance: Employees are expected to log 124 hours a month towards client services. The equivalent of 6.2 hours of work per day in a standard four (4) week month.
**Requirements**:
- Have a valid driver’s license and road worthy vehicle;
- Be physically capable of performing client site inspections, including all areas of the property;
- Be physically capable of lifting 50 lbs;
- Be proficient in English language skills, both oral and written;
- Be proficient with office equipment/machines; and,
- Be proficient with computers, MS Word and Excel.
- Our office is highly automated and computerized; therefore, the incumbent will be expected to keep up and adapt to the latest technology.
**Remuneration**
There are three levels of base salary for Co-Managers at Obsidian depending on where in the process of completing the Strata Management Licensing course the Co-Manager is at. As the Co-Manager meets the criteria for each level the base pay will increase the month following.
- **Unlicensed Strata Assistant**:_
Has not yet registered nor in process of completing the Strata Management Licensing Course
Base Salary: $45,600.00 per year, paid semi-monthly.
- **Unlicensed Co-Manager**:_
Has registers or is in process of completing the Strata Management Licensing Course
Base Salary: $50,700.00 per year, paid semi-monthly.
- **Co-Manager**:_
Has successfully completed the Strata Management Course and has applied for or obtained licensing through British Columbia Financial Services Authority (“BCFSA”)
Base Salary: $57,000.00 per year, paid semi-monthly.
Once licensed with BCFSA, the Co-Manager’s pay will be the greater of:
1) Base Salary listed above; or
2) 20% of the Management Service Fee for all clients within the assigned strata managers portfolios.
This is to be calculated monthly for the current month’s pay.
Ultimately, the intention is to have the Co-Manager move into the role of a Strata Manager with a portfolio of clients of their own once training is complete. New Strata Managers are paid 52% of the Strata Management Services fee from their assigned portfolio. That translates approximately into $57,000.00 to $93,500.00 annually for a strata manager with less than two years’ experience. Commission percentage increases with experience.
