**Responsibilities**:

- Develop and implement the approved strategic plan for the commercial property division.
- Establish short and long-term goals and objectives for commercial assets in alignment with the client/organizations vision and direction.
- Oversee day-to-day management of the commercial properties division, ensuring properties meet the established operational, financial, and business performance goals by inspecting properties, reviewing financial performance, market, and operational reports, and developing and implementing appropriate action plans to achieve results.
- Overseeing of 45+ commercial/mixed use buildings, 500,000 sqft with continued growth.
- Act as the primary contact with property owners to ensure that objectives are being met. Prepare and deliver timely, accurate and comprehensive reports.
- Develop and control annual budgets for operating and capital expenses. Forecast management plans and prepare monthly performance reports, explaining variances.
- Oversee capital projects and prepare and monitor capital budget, execute operating plans to ensure the budgets and financial goals are met.
- Coordinate contracts and activities of third-party vendors, such as maintenance, landscaping and janitorial services. Ensure vendors are fully qualified and in compliance with requirements.
- Coordinate and supervise construction projects as required.
- Develop strong relations with tenants, contractors, vendors and all other related professionals.
- Negotiate with tenants and prepare renewal/lease extension documents.
- When necessary, prepare correspondence with tenants regarding collections. Send and coordinate default notices to tenants and complete paperwork to initiate legal process. Participate in legal action when required.
- Coordinate with the Accounting Department to ensure accuracy of monthly statements, review tenant accounts and monitor the collection process, actively engage in resolving collection issues and disputes.
- Approve and ensure accuracy of all Accounts Payable invoices related to operations, building maintenance, and capital expenditures in accordance with the established budget.
- Establish programs for the care and maintenance of all buildings and equipment to ensure buildings are maintained at the highest level.
- Collaborate with the with Leasing Department regarding all aspects of leasing.
- Identify and control the physical safety and liability concerns at assigned properties.

Our ideal commercial property manager:

- Post-Secondary education with a degree or diploma preferred
- Minimum 5 years experience working as a licensed property manager, managing retail, office, and industrial spaces of sizes ranging between 5,000 - 150,000 sf.
- Experience in commercial property management, financial analysis and reporting, preparation of budgets, lease interpretation, building operations and maintaining strong internal controls.
- Knowledge of all governing legislation such as_; _WorkSafe BC_, _Building code, Fire Code and Occupational Health and Safety.
- Experience in complex commercial real estate dispute resolution and problem solving and navigating complex landlord and tenant relationships.
- Knowledge of commercial leasing and commercial recovery procedures.
- Experience and understanding of commercial leasing and sales.
- Knowledge of building systems operation and building maintenance including construction and the ability to review building specifications and drawings, oversee landlord and tenant work in accordance with the lease documentation.
- Must have a flexible work schedule, this will not be a traditional 8-4, Monday to Friday role.
- Proficient in Microsoft Word, Excel and property management software.
- Must be able to maintain flexibility in schedule in order to meet operational needs. This may require occasionally working outside of regularly scheduled hours.
