**At** a glance**:

What: The oversight and operations of a designated mixed-use real estate portfolio.

Where: Ottawa

Reporting to the Senior Operations Manager, in consultation with the Director of Residential Property Management, the Mixed-Use Operations Manager will be responsible for the overall co-ordination and implementation of all operational issues of the Mixed-Use Portfolio. They will work in co-operation and consultation with the Property Manager to ensure the efficient delivery of all property operational programs and the integrity of the asset(s) are maintained.

**What you’ll be doing**:

- ** **Work collaboratively with core leadership team members while maintaining property performance metrics.
- Assist Property Manager(s) in the preparation of monthly operating reports, including the compilation of a monthly operational summary and a review of all operational expenditures in comparison with the budgeted expenditures, providing an explanation of all pertinent variances.
- Assist the Property Manager(s) in preparing and implementing the annual operating budget for the property.
- Oversee performance management of all service providers
- Supervise and co-ordinate the duties and responsibilities of operations staff working at the properties and provide input relating to their performance for their annual performance reviews.
- Provide ongoing coaching and mentoring for operations team assigned to the Mixed-Use Portfolio
- In consultation with the Operations Systems Manager, supervise and oversee the implementation and ongoing management of the property preventative maintenance program to ensure the efficient operation of all building equipment and minimize equipment failure.
- Ensure that all office, commercial and residential tenant service calls are responded to efficiently and in a timely manner.
- Review and approve in consultation with the Property Manager(s) and Director, Residential Real Estate all proposed tenant improvements and ensure that the owners’ interests are represented appropriately.
- For new property onboarding; in consultation with Property Manager(s), set up all new vendor contracts and schedules. Ensure property is added to service call system, and on call centre
- For new construction; attend all construction meetings, oversee PDIs, collect and maintain property documentation.
- Other duties as required.

**Keys to success in this role are**:

- Graduate from a post-secondary institution, or equivalent experience and industry related designations, including BES certificate, SMT, SMA, FMA, RPA etc., obtained through BOMI International or other recognized institutions
- 8-10 years of combined property management experience in office, commercial, and residential real estate
- 5 or more years of experience leading a team over various locations.
- Proficient in working with various building mechanical systems, including boilers, chillers, cooling towers, HVAC controls, emergency generators, and more.
- Well-versed in low/high rise building construction and experienced in electrical systems, plumbing systems, and familiarity with local codes and industry regulations.
- Strong written and verbal communication skills
- Proficient in Microsoft Word and Excel
- Bilingual (English/French) is an asset.
