**Job Overview**:
We are seeking a skilled and experienced HYBRID Residential Property Manager/Project Manager to oversee the management and development of our residential properties.

**Avala Equities **is a family-owned and operated, full-service real estate investment firm. We specialize in the acquisition and repositioning of mismanaged and undervalued properties in strategic locations across Canada.

**Key Responsibilities**

**Tenant Turnovers**:

- Maintains property rentals by advertising vacancies, filling vacancies, showing units and negotiating leases.

**Tenant Relations**:

- Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs.
- One-call response to after-hour emergencies as required.

**Maintenance Management**:

- Manage and coordinate the day-to-day maintenance operations of our properties, including maintenance, repairs, and renovations.

**Vendor Management**:

- Collaborate with third-party vendors and contractors to secure cost-effective, high-quality supplies and services for property maintenance needs.

**Seasonal Maintenance**:

- Source and implement seasonal maintenance contracts to enhance the longevity and functionality of properties.

**Invoicing**:

- Accomplishes financial objectives by collecting monthly rent and damage deposits.
- Manage billing and invoicing processes for third-party vendors and contractors.

**Administration**:

- Preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action.
- General administrative duties are required.

**Qualifications**:

- Ability to manage a portfolio of approximately 4 sites (120+ units).
- Proficiency in the Residential Tenancy Act (RTA).
- Excellent organizational and multitasking abilities.
- Effective communication skills, both written and verbal.
- Must have a car and valid driver’s license.

**Education and Experience**:

- Bachelor's degree in a related field (preferred).
- 1-3+ years of experience in property maintenance or a related role.

**Additions**:

- Bi-weekly payments.
- Payment is based off of filled units.
- Each unit filled is $50/month.
- Leasing bonuses are given for new tenants.
- Onsite management position is available.

**Job Type**: Part-time

Pay: $22.00-$30.00 per hour

**Benefits**:

- On call
- Weekends as needed

Supplemental pay types:

- Bonus pay
- Commission pay
