**THE OPPORTUNITY**

**_Titan Real Estate is seeking a talented and experienced Property Manager_** who will create and implement the rental and leasing property management program for the company’s growing portfolio. This individual must be a self-starter capable of working collaboratively with staff, stakeholders, contractors and tenants. You are passionate about property management and complement this with exceptional customer service; you will be responsible for planning, organizing, implementing and controlling all aspects of the assigned portfolio.

**Operational Oversight**
- Oversee day-to-day management of the assigned property.
- Manage tenant documentation, deposits, background checks and move-in processes.
- Manage tenant evictions, RTDRS file processing, claims and case management.
- Coordinate and oversee month-end at all properties. Schedule vendors and ensure that unit deficiencies are complete.
- Develop and maintain relationships with external contractors and vendors, manage contracts, and obtain quotes.
- Ensure all maintenance and building repairs are conducted safely, timely and cost-efficiently.
- Conduct weekly inspections of the properties to ensure safe and well-maintained sites.
- When required, coordinate after-hours emergencies, including being present on site.
- Have demonstrated knowledge of the Residential Tenancy Act, applicable strata-bylaws, municipal bylaws and commercial agreements, ensuring legislative or regulatory requirements. and maintaining communication with staff and tenants to ensure compliance.
- Supervise and develop appropriate operating procedures for the properties, and regularly updated emergency response procedures are adhered to.
- Complete consistent and regular property inspections to ensure a high standard of operation and appearance.
- Administer rental agreements and leases to meet all internal and regulatory requirements; maintain a firm understanding of market conditions and competitive rental/leasing rates.
- Work cooperatively with the team to support the achievement of budgeted projections.
- Remain current regarding changes to the market area, business trends, competitor's activities, community initiatives and other matters affecting the property.

**Customer Service**
- Ensure excellent tenant relations through consistent personal contact and excellent customer service.
- Oversee bi-annual tenant surveys, ensuring distribution, follow-up, planning and resolution to the tenant's satisfaction.

**Finance and Reporting**
- Review invoices for accuracy and approval in a timely manner.
- Responsible for property revenue and expenses, including preparing and operating within an approved budget; analyzing monthly financial statements and preparing monthly management reports; ensuring tenant billings and year-end adjustments are correct and conform with the lease.
- Implement & monitor the budget for the property, including review and, where applicable, initiate all leasing activity.
- Prepare monthly detailed reports for the property to be submitted to the client.
- Oversee accounts receivable to ensure they are maintained at an acceptable level.
- Other duties as required and assigned.

**WHO YOU ARE**

Experience

4+ years of related experience with a multiple-site portfolio, post-secondary courses in property management or a university degree, and a strong service ethic commitment.

Designations

Successful completion of and designated under the BC Rental Property Management Licensing program

Any one of the following professional real estate designations would be an asset: RPA, CFM, CPM, FMA, CSM, and ASM.
