**Position title**: Real Estate Manager (Asset Management)
**Department**: Restaurant Development
**Position band**: Supervisory/Consultant (Global Grade 3)
**Reports to**: Senior Manager, National Asset
**Type of position**: Full-Time, Contract (12 months)
**Location**: Toronto, Burnaby, Dorval
**The opportunity**
Key customers include Head of Development, National Director - Asset Management & Property Taxation, Regional Director - Restaurant Development, Senior Regional Real Estate Manager, Construction Manager, Reinvestment Team, Owner/Operators and Regional Staff. This position also requires a strong working relationship and regular interaction with Landlord’s, Municipalities and outsourced consultants including Architects, Municipal Planning Consultants, Appraisers

***This position is a Flex Hybrid Model, requiring 3 days in-office and 2 days remote.**
**Principal Accountabilities**: In addition to following McDonald’s policies and procedures, principal accountabilities include, but are not limited to:
- Oversee all lease renewal activities for assigned sites, including preparing data for lease extension analysis, exercising options to renew on time, negotiating new rents and extended terms, and working with Legal as needed.
- Work closely with National Property Managers on property maintenance issues, including operating costs disputes, estoppel/status certificates, landlord approvals and leasing issues.
- Work directly with the Restaurant Development team in the coordination of all special projects, including renovation projects and site plan approvals.
- Oversee an excess tenant and property portfolio, including necessary assessments, lease renewals, the sale or leasing of unoccupied sites, property management, and maintenance concerns, with a goal of increasing the value of and the returns for these assets.
- Acquiring Real Estate assets
- Work directly with internal and external Legal stakeholders to oversee and negotiate all expropriations/condemnations with municipalities/expropriating authorities, providing timely follow-ups to ensure that the maximum compensation is received, and future rights are safeguarded.
- Review all public notices that impact the use and underlying value and rights associated with the portfolio, and partner with Legal and Government Relations as required to address issues to the benefit of the location or system as the case may be.
- Ensure required lease reviews are conducted for any special projects.
**Qualifications**:
- _ The experience:_
- 6 to 10 years of Commercial Leasing and Asset Management experience.
- Legal drafting skills to be able to draft proposals and review legal documents
- _ Communication and interpersonal skills_: Excellent written, oral, interpersonal, and negotiation skills and the ability to effectively collaborate with internal and external partners.
- _ Innovative problem-solving skills_: Critical thinker and ability to escalate when assistance is needed in a timely manner.
- _ Project management experience_: Strong organization and multi-tasking skills with the ability to make critical decisions to drive project success
- _ Agility_: Ability to work in fast-paced environment with the ability to adjust quickly to change; multi-functional matrix organization experience is an asset.
