**Property Supervisor**:
[Regular full-time]
Reporting to the Property Manager, the Property Supervisor oversees and performs maintenance duties, addresses and supervises repairs and maintenance issues and provides back-up to the Property Manager.

| **MAIN DUTIES AND RESPONSIBILITIES**
- _
**Maintenance**
***
- Assesses and carries out day to day and annual maintenance needs as required
- Oversees plumbing and electrical repairs
- Performs electrical system diagnostics and troubleshooting
- Responds to, rectifies and/or contains afterhours property emergencies including failures in primary building services plumbing, heating, electrical, building security issues and fire alarms
- Installs, assembles and repairs agency furnishings
- Moves/adds/changes building renovations/repairs and oversees construction activities
- Monitors outside contractors to ensure services provided are provided to a high quality standard and ensure mínimal negative impact to Agency staff
- Works with heating and cooling systems, including diagnostics and adjusting heating and cooling systems as necessary
- Responsible for unlocking and locking assigned building location each day
- Accepts deliveries from outside suppliers and ensures the oversight of delivery to appropriate users
- Performs required and mandated routine safety inspections (emergency lights, fire system, personal alarms, etc.)
- Creates and modifies CAD drawings
- Reads and understands materials such as operating and procedures manuals, blueprints, CAS Drawings, diagrams and schematics
- Performs mathematical calculations
- Oversees seasonal groundskeeping duties (e.g. snow removal)
**Courier**

- Oversees courier service between offices and in the community
- Ensures daily delivery of mail and supplies to agency offices
- Operates society vehicles in a safe manner and ensures regular oversight of vehicle maintenance
**Property Management**

- Purchases required cleaning and hygienic supplies and monitors inventories
- Ensures appropriate safety measures and adherence to building codes and legislation at all times
- Ensures that regular property inspections are carried out at all locations to ensure acceptable operations in relation to maintenance of property and equipment and Health & Safety
- Plans and ensures adequate fire and safety protection measures and equipment exists at all properties to meet requirements of the Fire Marshall’s Office
- In conjunction with the Joint Health & Safety Committees, ensures that maintenance practices and agency properties are in compliance with appropriate legislation including Occupational Health & Safety Act and WHMIS
**Supervision/Leadership**

- Provides supervisory oversight and responsibility to maintenance staff
- Manages recruitment, performance evaluation, coaching, discipline and termination where necessary ensuring accordance to Human Resources policy and within the context of the collective agreement
- Oversees staff orientation, learning and development plans and ensures accordance to FACS policy, procedure and guidelines
- Manages the effective and efficient distribution and utilization of maintenance team staff members based on the established productivity levels, program goals and guidelines that ensure continuity in the provision of necessary services and sufficient staff coverage
- Provides supervision to all maintenance team members and manages in a manner that motivates, guides and directs employees in FACS values, objectives and performance expectations; maintains a work environment that expects fairness, consistency, respect and approachability while promoting staff participation, team work and positive employee relations
- Leads regular job box team meetings to set goals and monitor maintenance team maintenance performance and engages the team in successful accomplishment of goals
- Holds people accountable to standards of performance including conducting annual performance appraisals that support staff in establishing and attaining performance goals
- Works in and ensures that staff work in a manner consistent with the requirements/regulations of the Occupational Health and Safety Act, and FACS policy and procedures
- Manages attendance according to policy
- Exemplifies and inspires behaviours, actions and attitudes that are consistent with FACS vision, mission and values
- As a member of the Management Team, participates in the development and successful implementation of the Strategic Plan as required
- Provides leadership for the operational success of the maintenance team and provides supportive leadership through periods of change
