**Purpose and Scope**:
We are currently seeking a full-time Leasing Agent/Caretaker for a newly built 88-unit property situated in Downtown Winnipeg, Manitoba. This position is full-time and includes some flexible evening and weekend times as may be needed.

You have a positive, “can-do” attitude towards your work, and know what it means to have people relying on you. You are a friendly, approachable person with a no-nonsense approach to getting things done.

**Responsibilities**:

- Fielding telephone inquiries, setting appointments and showing vacant suites
- Collecting rent, including arrears, processing payments, and serving notices as required
- Inspecting suites when tenants move in and out and processing move in/out reports.
- Delivering and following up on renewals
- Liaise with head office regarding the needs of the building and tenants.
- Assisting with occasional light maintenance cleaning and grounds keeping
- Some light snow removal work in the winter
- After hours or weekend emergency work only
- Cleaning the building’s common areas and amenities is required.
- Coordinating maintenance work with in-house staff and contractors

**Qualifications**:

- High School Diploma or equivalent
- Proven customer service experience
- Must provide a clean criminal record check, be bondable; able to pass a background security check
- Previous Resident Manager or leasing experience would be considered an asset
- Strong communication skills, both oral and written
- Ability to develop and sustain cooperative working relationships; team player
- Effective time management, able to work under pressure and meet tight deadlines
- Intermediate skills in Excel, Word, and other Microsoft Office programs
- A couple will be considered
