**POSITION AVAILABLE: Property Coordinator - Residential High-Rise Apartment Building**

**REPORTS TO**: **Ownership & Management**

**LOCATION: Downtown Hamilton**

We have an immediate opening for a Property Coordinator overseeing high-rise residential apartment buildings.

**Duties and Responsibilities**:

- Document changes to the lease agreements based on tenant’s situation and seek owner’s approval
- Effectively coordinate and organize all tenant-related matters, including move-ins, move-outs and pre-move-out inspections, Unit turnover procedures, managing changes of responsibility, parking assignments, etc.
- Setting up and maintain tenant records/data in Concierge Plus and tenant master file
- Coordinate service requests with the maintenance department
- Compile and maintain records on operating expenses
- Respond to tenant requests and ensure that inquiries received from tenants are acted upon
- Administer fob deposits and disbursements
- Work closely with the Property Accountant to perform collection procedures of late-paying tenant accounts
- Update the unit availability sheet and rental increase documents (electronically-shared documents)
- Communicate effectively with the Property Accountant and external listing agents to ensure Unit availability and market rental rates are accurate and up-to-date.

**Requirements**:

- Minimum two (2) years property coordinator/administrator experience in residential high-rise properties
- Strong computer skills with MS Excel, Adobe and MS Outlook
- Familiarity with Concierge Plus and Yardi or another property management software
- Experience with DocuSign a plus
- Knowledge of Ontario Standard lease/change forms
- Exceptional organization skills
- Excellent relationship management skills; highly flexible, with solid interpersonal skills that allow one to work effectively in a diverse working environment preferred
- Graduate and/or certificate/degree in business administration
- High degree of resourcefulness, flexibility, and adaptability
- Strong verbal and written communication skills
- Must be deadline oriented
