Manager, Maintenance and Energy Efficiency

Reporting to the Director, Facilities and Studio Services, the Manager, Maintenance and Energy Efficiency is responsible for effective management of OCAD University (OCAD U) maintenance programs, which include plumbing, electrical, HVAC systems, building automation, life safety infrastructure, compressors, mechanical equipment, and other infrastructure components. In addition, the position is responsible for the effective implementation of OCAD University’s short-term and long-term energy efficiency plans, and other sustainability initiatives as appropriate.
**Summary of Responsibilities**:
- Facilities Maintenance_
- In conjunction with the Director, Facilities and Studio Services, develop and implement short-term and long-term preventative maintenance and energy efficiency plans for the University’s buildings and equipment
- Oversee the maintenance and ongoing repair of building systems and components
- Monitor consumption of electric, fossil fuel, and any other kind of energy, to ensure buildings are running at peak efficiency
- Retain and direct contractors for all maintenance services and service contracts, including, but not limited to, HVAC, electrical, plumbing, and life safety; this would include re-negotiation of contracts through RFP and other purchasing processes
- Inform and make proactive recommendations to, the Director, Facilities and Studio Services of issues, challenges and opportunities relating to Facilities Maintenance
- Supervise, assign work, and manage activities of the Maintenance Team staff, including setting goals, monitoring progress, evaluating employee performance, coaching, and supporting professional development
- Establish benchmarks and maintain effective performance with the University’s work order system. Monitor and ensure completion of work orders involving heating, cooling, plumbing, electrical work, and other Facilities maintenance responsibilities
- In conjunction with the Director, Facilities and Studio Services, maintain ongoing communication with the OCAD U community regarding issues relating to Facilities Maintenance as appropriate, and ensure that complaints and requests are promptly investigated and addressed
- In conjunction with the Director, Facilities and Studio Services, develop and maintain budgets for Facilities Maintenance
- Ensure that all work conducted by the Maintenance staff and outside contractors adheres to established standards for safety, performance, appearance, cleanliness, and relevant OCAD U policies
- Respond to Facilities and Studio Services emergencies during work hours and off-duty hours, as required
- Participate as an active member on relevant university committees (eg. Joint Health and Safety, Sustainability) as appropriate
- Ensure that building automation schedules are in sync with University regular and special event hours
- Liaise with the Manager, Campus Planning and Projects as necessary to facilitate successful completion of building renewal and renovation projects
- Liaise with the, Manager Campus Operations as necessary, to ensure successful day-to-day operations
- Perform other related duties and work closely with the Director, Facilities and Studio Services and other managers to ensure the provision of efficient services and keep the facility operating in a safe, efficient, and comfortable manner for the benefit of all occupants, including students, faculty, staff, volunteers and visitors
