**Position - Site Project Manager**

**PURPOSE OF THE POSITION**:
The Site Project Manager is responsible for planning and overseeing their projects to ensure they are completed on time and within budget.

**RESPONSIBILITIES**:
The Site Project Manager will report to the Director of Operations.

Managing job sites/day-to-day operations.

Main Activities:

- Budget:

- Adhere to the budget created for the project
- Advise Director of Operations immediately if, for any reason, costs exceed any budget item
- Calendar:

- Develop calendar with Director of Operations
- Maintain schedule according to the calendar
- Update calendar in real time as changes occur to ensure schedule reflects reality
- Alert Director of Operations immediately if work becomes, or will become behind schedule
- Weekly Meetings:

- Attend virtual management meetings with Owner, Director of Operations and other Site Project Managers to discuss status of projects, issues with trades/clients, etc.
- Attend on-site meetings with clients to discuss status of projects, upcoming events particularly what we need from them, etc.
- Working with clients:

- Discuss any questions/concerns about their renovation and provide solutions
- Provide change orders for all work outside of contractual scope of work:

- Advise clients of delays due to change orders
- Adjust calendar to reflect change order
- Meet with clients as required
- Resolve conflict
- Responsible for final walk through of job with owner and client
- Perform PDI walk thru at completion of project with Owner:

- Identify and note all deficiencies in PDI form
- Explain the difference between deficiencies and warranty
- Ensure each page is initialed and last page is signed
- Upload into appropriate Google Doc and share with clients
- Working with professionals:

- Co-ordinate building inspectors for all required inspections
- Work with designers/architects/engineers/surveyors as required to schedule their services, discuss problems, resolve conflict, etc.
- Working with subcontractors:

- Organize meetings
- Obtain quotes and negotiate price as needed to ensure it’s within budget
- Schedule and coordinate subcontractors
- Schedule deliveries
- Recruit new subcontractors as required
- Resolve conflict
- On site responsibilities:

- Responsible for opening and closing job sites each day
- Doors are locked at the end of each day
- Job sites are to be secure after working hours
- Window/door openings are concealed with plywood
- Setup and maintain job boards
- Post and maintain company lawn sign, permits and other required signage/cameras
- Setup and maintain temporary lighting as needed
- Contact porta potty company to order/pickup and maintain cleanliness of temporary washroom facilities
- Perform or delegate labour to maintain clean and safe job sites
- Contact and coordinate garbage bin deliveries and pickups
- Ensure compliance with the Ontario Occupational Health and Safety Act and Regulations
- Ensure compliance with WSIB
- Responsible for safety on job sites
- Order/purchase material for job sites
- Perform quality control to minimize deficiencies and delays
- Meet with city inspectors, engineers and designers as needed
- Responsible for completing/delegating deficiency list
- Must represent Elite Construction and Renovations in a professional and respectful manner at all times
- Responsible for tracking costs for each given project and attend project completion meetings to assess profit/loss reports

**Job Types**: Full-time, Permanent

Pay: $80,000.00-$120,000.00 per year
