We are general contractors specializing in the renovation of multifamily apartments. We are looking for an experienced individual to join our team as a Project Manager.

**The employee will be expected to perform the following job duties**:

- Complete a detailed review of drawings and specifications.
- Develop and communicate a 2-week look-ahead schedule.
- Participate in weekly progress review meetings with trades to review and update the weekly schedule.
- Scope units with clients to determine the scope of work.
- Prepare material list for each project and schedule material procurement.
- Review and approve invoices from subcontractors and vendors.
- Track the project from inception to completion, ensuring timely delivery.
- Develop a cost-effective plan and schedule for project completion, following a logical pattern for resource utilization.
- Maintain cleanliness and organization of the site.
- Coordinate the work of subcontractors in various phases of the project.
- Modify duties as required to reflect the company's needs.
- Schedule subcontractors and issue work orders to them.
- Report any challenges or issues to stakeholders promptly.
- Investigate and resolve disputes, defects, and back charges.
- Prepare and maintain change orders.
- Assist with and expedite the completion of project deficiencies.
- Manage all aspects of safety on site.
- Maintain professional conduct and good working relationships with owners (employer), consultants, trades, suppliers, and the public.
- Ensure proper administration of construction contracts and necessary permits and licenses.
- Receive, track, and inspect field purchases and materials, keeping daily records of labor, equipment, concrete, aggregates, rentals, and subcontracts.
- Support cost control and manage projects within budget.
- Oversee project organization, scheduling, implementation, and closeout of multiple projects simultaneously.
- Be willing to take on training, learn new skills, and grasp development opportunities, while also sharing expertise with others.
- Be willing to travel outside the GTA as required.

**Qualifications and Skills**:

- Minimum 2 years of experience in a project manager role for multifamily apartment renovation projects, including common areas.
- Exceptional communication and interpersonal skills.
- Positive and encouraging personality.
- Ability to multitask and resolve issues under unexpected circumstances.
- Self-employed preferred but not required.
- Must have own reliable vehicle with a valid driver’s license.
- Construction knowledge is essential.

Pay: $65,000.00-$75,000.00 per year

Schedule:

- 8 hour shift
