_**Sally Creek Lifestyle Homes Inc. is pleased to seek a position for "A New Home Sales Representative" for their newly launched "Adult Lifestyle" residential housing development known as "Garden Ridge" Bungalow Towns; consisting of 40 Townhouse Units in the heart of Woodstock, Ontario. **_

**Responsibilities & Duties**:

- Responsible for attending and assisting at Sales Launches & Homeowner events, Grand openings, Community Ownership events etc.
- Present pre-construction and inventory new home sales opportunities to clients and brokers.
- Assist and work with Marketing subcontractor to advertise, market, and sell residential properties.
- Engage, manage, and develop relationships with new and existing home buyers.
- Ongoing communication with and management of client relationships (both prospects and purchasers).
- Review, explain and sign Agreement of Purchase and Sales, Tarion documents, amendments, etc.
- Maintain current product, construction, builder, sales, market and legal knowledge related to product being sold.
- Perform market studies of comparable sales, track competitor trends and sales, and be aware of competitor new openings and launches.
- Maintain a complete understand market and economic data.
- Manage hostess or sales team colleagues to ensure high quality experience for clients.
- Create and maintain various lead management and sales reports.
- Willingness to complete full prospecting including cold calling, inbound and outbound presentations, follow up, and execution of sales.
- Present properties and building amenities in a positive light to prospective prospects and purchasers.
- Prepare agreement of purchase & sale, mutual releases, amendments, etc.
- Negotiate terms, conditions and close deals on behalf of Sally Creek Lifestyle Homes as presented in sales materials documents.
- Confirm purchaser is financially qualified to purchase and follow FINTRAC rules and compliance when qualifying.
- Research real estate market and remaining knowledgeable to the market status.
- Use the lead management system to follow up with prospects regularly.
- Maintain record of purchaser’s information and sales data.
- Follow up with clients for outstanding documents, future deposit cheques, mortgage approvals, etc.
- Conduct presentations within the sales office, and tours of model and inventory homes for prospects.
- Visits sales offices regularly to understand needs of Sales staff and any required marketing updates or opportunities.
- Overseeing and reviewing award submissions with agency partners.
- Updating the web site of Sally Creek Lifestyle Homes with sales content, news, openings and anything else related to sales.
- Offering excellent customer service and assistance to homeowners during browsing hours, and providing tours of the Design Area while pointing out features and available options.
- Completing all colour selections with Purchasers, identifying customer needs in style and individual requirements, and answering design related questions.
- Ensuring samples are tidied up and placed in appropriate locations.
- Provide support to Open House Associate team. Completing a weekly check of product inventory. Taking the lead in labeling and re-organizing product.
- Schedule appointments with homeowners within 2 weeks of acceptance and approved Agreement of Purchase & Sale.
- Create homeowner files using with all selections and options and upgrades with pricing for Builder approval and sent to appropriate Trade and Supplier by electronic transmission.

**Compensation**: You will be paid a contract amount of **$58,300** per year billed monthly to Sally Creek Lifestyle Homes Inc. at the rate of **$4,858.33** paid to you on the 1st day of each month.
You will be further paid a selling fee of **$1,500** per home sold on the 40 Units.
Sally Creek Lifestyle Homes Inc. will further pay an additional **$5,000** per unit sold by an External Realtor Agency, approved by you, to assist in any selling of homes within the two communities. Verification and quantification must be provided to Sally Creek Lifestyle Homes. Verification and quantification must be provided to Sally Creek Inc. in order for the external sales fees to be disbursed.

A computer and a cell phone will be provided to you by Sally Creek Lifestyle Homes Inc.

Upon Sally Creeks Lifestyle Homes Inc. opening of any Sales Offices or Model Home(s); the hours of operation for public viewing between Yourself and Your Hostess will be:
Saturdays: 11:00AM to 5:00PM
Sundays: 11:00AM to 5:00PM
Family Day & Civic Holiday: 11:00AM to 5:00PM
Mondays: 1:00PM to 6:00PM
Tuesdays: 1:00PM to 6:00PM
Wednesdays: 1:00PM to 6:00PM
All other times by appointment.

**Job Type**: Fixed term contract

**Salary**: $58,300.00 per year
