Maintenance Worker

**Job Description**:
Reporting to the Maintenance Supervisor, the Maintenance worker is responsible for installation, operation, maintenance, and repairs required in connection with general building construction and operational needs. Activities may involve plumbing, mechanical/structural or electrical maintenance, heating, and ventilation. Due to the variety of potential tasks, the physical demands performed by a Maintenance worker may vary daily.
The Maintenance worker checks the maintenance requests and reviews maintenance concerns and requests. These requests typically involve minor repairs or installations such as the following: installing and refitting call bells, fixing pull switches on lights, repairing curtain tracks, unclogging toilets or investigating leaks, fixing/changing soap or other dispensers, changing fluorescent light tubes, inspect/change ceiling tiles, door frame protector replacement, installing and repairing grab bars, painting touch-ups, hanging picture frames, and so forth. Tasks will involve a visual inspection of the concern, walking to collect tools, materials or equipment, various postures based on access and the location of the concern and the manual handling of tools, materials, or equipment (various loads). The Maintenance worker is responsible for cleaning up following any work performed (sweep, mop, collect debris and dispose of garbage).
The Maintenance worker attends to an extensive list of preventative maintenance duties, ranging from brief visual operational inspections to large projects that take several days to complete. All activities are manually recorded in a logbook. The following is a sample of preventative maintenance activities performed:
- Fire alarms/extinguishers, emergency exit lighting: visual inspection of location, operation, controls, may occasionally remove extinguisher from rack.
- Mechanical lifts (for resident transfers): visually inspect welds, joints, pivot pins, wheels, operate remotely to ensure proper function, tighten, or replace parts as required, grease joints, etc.
- Kitchen equipment check: meat slicer (mechanical operation), coffee urn (de-lime), steam table (inspect heating elements, temperature control), exhausts hoods (degrease/wash)
- Boiler room operations: operate valves, oil/lubricate circulating pumps, add water softener salt
- Room heat/air condition and ventilation system: 2x year, move room furniture to provide access to pull system out from wall, check relay switches and repair as necessary
- Rooftop air handling unit: clean screen and grille, inspect filter (clean/replace), visual/auditory check of fan belt (change as needed)
The maintenance worker may be required to help remove furniture from resident rooms when a deep clean procedure is being completed by Housekeeping/Janitorial staff.
QUALIFICATIONS:
Experience or training in maintenance, both preventative and reactive.
Mechanical aptitude to work on a variety of facility amenities and equipment.
Ability to make purchasing decisions related to equipment parts, staying within available parts budget - Knowledge of the standard methods, materials, tools, and equipment used in equipment repairs including the ability to use hand and power tools
Strong customer service, teamwork and interpersonal skills
Ability to problem solve and work efficiently and effectively with minimum supervision
Ability to demonstrate safe work practices at all times
WHMIS, Fall Protection, Man lift training are assets.
Trades certification, repair person training and RFP Building Operations training are assets
Knowledge of OH&S legislation, WHMIS
Valid Alberta Class 5 driver's license (or provincial equivalent).
