Vice President, Property Accounting

The VP, Property Accounting will ensure the accuracy of financial data, optimizing property performance, and driving strategic decision-making. Collaboration with a diverse group of internal and external stakeholders will be essential, including fostering strong client relationships and contributing to the overall enhancement of the organization's performance.

**KEY RESPONSIBILITES**
- **Financial Oversight**: Provide expert oversight of all property accounting functions, including accounts payable, accounts receivable, general ledger, and monthly reconciliations. Ensure the accuracy and completeness of financial records and compliance with established accounting principles and regulations.
- **Financial Reporting**: Prepare and analyze financial statements, cash flow reports, and variance analysis for the portfolio. Present clear and concise financial reports to executive leadership, offering insights into property performance and identifying areas for improvement.
- **Budgeting and Forecasting**: Collaborate with asset management and property management teams to develop annual property budgets and forecasts. Monitor actual performance against budget, providing regular updates and recommendations to optimize financial outcomes.
- **Internal Controls**: Establish and maintain robust internal controls and financial policies, mitigating risks and ensuring compliance with company guidelines and industry standards. Implement best practices to safeguard company assets and maintain financial integrity.
- **Team Leadership**: Lead and mentor the property accounting team, fostering a collaborative and high-performing work environment. Set clear performance expectations, conduct regular performance evaluations, and provide professional development opportunities to team members.
- **Tax and Audit Support**: Coordinate with external auditors and tax professionals to facilitate annual audits and tax filings related to the property portfolio. Respond to audit queries and implement recommendations for process improvement.
- **System Optimization**: Evaluate existing accounting systems and technology tools, identifying opportunities to enhance efficiency and accuracy. Lead the implementation of new systems or upgrades as needed.
- **Strategic Planning**: Collaborate with executive leadership to develop long-term financial strategies for the portfolio. Offer insights and recommendations on portfolio performance and acquisitions or dispositions.

**QUALIFICATIONS & ATTRIBUTES**
- Bachelor’s degree in Accounting, Finance or Business.
- CPA or equivalent designation required.
- Ten or more years of related property accounting and reporting experience, with at least 5 years in a senior leadership role.
- In-depth knowledge of Canadian GAAP and real estate accounting principles.
- Strong financial analysis and reporting skills, with the ability to present complex financial information in a clear and concise manner.
- Experience working with Yardi accounting software.
- Highly proficient in Microsoft Excel and PowerPoint.
- Strong interpersonal skills with an outstanding level of integrity to gain the trust and respect of internal and external stakeholders.
- A strong communicator who can effectively communicate complex issues into clear and actionable recommendations in a clear and concise writing style.
- Strong relationship management skills with the desire to establish collaborative working relationships internally and externally.
- Highly motivated and results-driven with the capacity to get things done.
- Must be inclusive and supportive of the diversity within the Triovest team.
- Exceptional leadership skills, with the ability to collaborate effectively with cross-functional teams and senior executives.
- High level of attention to detail, organizational skills, and ability to manage multiple priorities in a fast-paced environment.
- Demonstrated ability to drive process improvements and implement best practices within the accounting function.
