**RESPONSIBILITIES**:
_
- Complete work orders assigned in a timely manner. Examples of common repairs include; basic plumbing, electrical and mechanical, HVAC, appliance repairs, carpentry, patching and painting, various fixtures, windows and doors etc.;
- Perform daily checks of the property mechanical systems, and complete scheduled preventative maintenance to building systems;
- Performs regular inspections of all common areas; ensure that the security features of the building are working properly such as doors, electronic locking mechanism, CCTV, etc.
- Will be an active participant and monitors the building and occupant’s compliance in following the company’s energy saving measure program;
- Assist with semi-annual suite inspections, pre-move out and move-out inspections;
- Identify deficiencies on new construction buildings, and coordinating with trades for warranty repairs;
- Perform general housekeeping such as sweeping, vacuuming, mopping, shoveling snow from doorways and egress routes, back of-house garbage removal, moving/organizing supplies and pressure washing;
- Clean exterior public areas from litter and any debris ensuring building appearance, safety and convenience are upheld at all times;
- Monitor and maintain all tools and equipment ensuring they are in good working order;
- Assist with preparation of vacant suite upon tenant turnover, ensuring the suite is ready for occupancy as promised;
- Assist with contractors, working under the direction of the Facilities Manager
- Assist with waste, recycling and hazardous materials issues; ensures the garbage and recycling bins are prepared for scheduled pick ups
- Active participation in preventative maintenance program implementation and operation;
- Participate in moving of supplies/equipment;
- Assist in enhancing tenant and customer satisfaction and maintaining positive relations through the manner in which work is performed and services delivered;
- Respond to after-hours emergency calls
- Supervises the work of unskilled laborers
- Other duties as assigned.
- **QUALIFICATIONS and EXPERIENCE REQUIRED**:_
- Grade 12 education plus equivalent experience
- Minimum 2-5 years experience in maintenance position
- Skilled in the use of hand and small power tools safely and proficiently.
- Basic knowledge of safety requirements and PPE
- Experience with minor plumbing repair, changing taps, investigate source of water leaks.
- Experience performing minor household repair; changing door hardware, changing light bulbs, painting and patching of drywall
- Good ability to communicate effectively and professionally, both orally and in writing;
- Demonstrated understanding of mental health issues;
- Self-motivated team player with a strong work ethic, who is committed to personal growth and ethical integrity;
- Must be able to manage time effectively and complete work unsupervised
- Ability to resolve problems using facts and sound reasoning;
- Ability to allocate one's time effectively, manage tight deadlines to achieve goals using logical and strategic approaches;
- Ability to develop and sustain cooperative working relationships with contractors, tenants and other agencies;
- Good physical endurance with mobility & flexibility; able to use ladders, twist, crouch, kneel, lift, push, and pull a minimum of 50 lbs., shovel, walk, and work outdoors.
- Must have a valid driver’s license and access to a reliable vehicle
- Able to be on-call on a rotational basis
- Must provide and maintain a satisfactory Criminal Record Check to work with vulnerable populations.
