**Building Superintendent, Non-Resident**

**Purpose/Position Summary**:
The Building superintendent is central to the efficient, effective operations at the Condominium and plays a key role in fostering a positive environment within the block. This position is accountable to ensure day-to-day operations of the Condominium buildings, including, but not limited to the land, common elements, utility areas, storage areas, manager’s office, roof, operating machinery or other parts of common elements and all building and improvement activities for the Condominium. In addition, the Building Superintendent functions as the front-line contact for owners, renters, guests, and service providers to the Condominium and as such is accountable for fostering a positive, customer service-oriented environment.

**Reporting Structure**:This position reports directly to the Condominium Manager.

**Key Results Areas**:
Ensure **building mechanical and plumbing operations** in the building are functioning effectively and safely, by:
Monitoring gauges, equipment, machines, sump pumps, and pits, and ensuring appropriate remedial/corrective actions are taken as required.

Supervising contracted maintenance services.

The Building Superintendent is responsible for reporting problems to the Condominium Manager as soon as possible and for taking appropriate action to minimize damage (for example, shutting down water system, etc.) as directed by the Property Manager who will call the appropriate trades to attend to the problem. Normal routine maintenance (such as changing filters, belts, light bulbs, etc.) is the Building Superintendent’s responsibility to complete on a regular/timely basis.

Report to the Condominium Manager, **as quickly as possible**, any incident or event that may be covered by insurance.

Maintaining **structural components** of the building by:
Ensuring the roof, fencing, gates, door closers, locks, etc. are operational and in good repair. Taking corrective/remedial actions where required and reporting to the Property Manager who will call the appropriate trades to attend to the problem.

Ensuring access to and egress to common elements and grounds is unencumbered.

Ensuring **Electrical Components** of the Building are functioning by:
Ensuring service to the building is maintained and continues to be operational and in working order.

Monitoring all gauges, equipment, and machinery.

Supervising the contracted maintenance as directed by the Property Manager.

Ensuring proper corrective/remedial action is taken where required and informing the Property Manager of any issues.

**Security, Fire and Emergency Measures** for the Building:
Ensuring a current log of all building occupants, including information regarding requirements for special assistance are thoroughly noted and accessible to emergency services personnel where/when required.

Act as the co-coordinator/liaison for the building during any emergency.

Ensure owners receive timely status reports and information during times of emergency.

Ensuring security equipment to the building is maintained and operational - monitor gauges, equipment, machinery.

Schedule and oversee the contracted maintenance service for same, as directed by the Property Manager.

Ensure fire extinguishers are current, regularly checked and maintained.

Ensuring alarms are regularly checked and in working order.

Taking appropriate corrective actions where required and calling the Property Manager so that appropriate trades will attend.

In the event of an emergency, when the Property Manager is not available for consultation, the Building Superintendent **must take **the necessary steps to protect the development.

**Access and Egress to Building**

Ensure the building entrance phone/security console is clean, has current resident information, and is in working order; take appropriate action when it is not.

Ensure integrity of access doors is maintained always.

Report safety/security violations immediately to the Property Manager and relevant authorities and maintain detailed written records.

Ensure preventative maintenance and measures are taken to fix any damage caused.

**On Site Liaison/Customer Service**

Act as the first point of contact between the owners and the Management. Attend to owners’ concerns if they are the responsibility of the Condominium Corporation or advise owners if the concern is their own responsibility.

Receive after-hours emergency calls and respond accordingly.

Supervise contractors and service providers conducting work in the building. Ensure building rules are observed.

Check completed work to ensure all is completed properly.

Ensure contractors are using safe work practices and taking appropriate safety precautions and actions always.

Attend to resident concerns where appropriate.

Refer resident concerns to the Property Manager where those concerns are unusual or not routine.
