**STRAND IS LOOKING FOR AN ASSISTANT PROPERTY MANAGER**
Strand is seeking an Assistant Property Manager to work alongside the Senior Property Manager. The primary role for this position is to assist the Senior Property Manager in the day-to-day operations of the rental portfolio that includes both residential and commercial tenants. Additionally, providing a high level of customer service to all residents. This is a full-time position based out of our Vancouver head office.

Strand has been actively involved in many real estate sectors, including the acquisition of development sites, the development of high‐rise condominiums, multi-family apartment buildings, single family communities, office towers, and industrial projects, as well as providing financing to developers for residential and commercial developments throughout North America.
While Strand has preferred to maintain a low profile, consistent with the philosophy of its key stakeholders, Strand has established a reputation for integrity and success in its real estate dealings.

**QUALIFICATIONS**
- Minimum of one year of experience in Property Management or Real Estate
- Strong customer service skills with a professional and positive attitude
- Must have access to a personal vehicle
- Familiarity with the Residential Tenancy Act (an asset)
- Ability to thrive in a fast-paced, multi-tasking environment
- Self-motivated and enjoys working in an office setting
- Interest in pursuing a Property Management License
- Experience with Yardi and RentCafe (an asset)
- Strong problem-solving skills
- Demonstrated ability to work independently and collaboratively within a team
- Dependable, honest, and committed to maintaining a high standard of integrity
- Proficient in Microsoft Office (Excel, Word, Outlook) and Windows-based software
**DUTIES & RESPONSIBILITIES**
As an Assistant Property Manager, you will be responsible for the following tasks:
- Provide administrative support for property operations, following company procedures and Property Manager instructions
- Stay informed of local market conditions and trends
- Assist with tenant communications, including newsletters and updates
- Prepare and organize leasing documents for suites, parking spaces, and storage units
- Perform move-in and move-out inspections to ensure compliance with standards
- Advertise vacant units and coordinate maintenance repairs
- Oversee rent collection processes, including maintaining accounts receivable reports and processing rent deposits
- Manage security deposits and ensure accurate maintenance of resident files
- Conduct regular site visits to inspect common areas and perform parking and storage audits
- Respond to tenant requests promptly and maintain detailed records for the Property Manager
- Coordinate tenant communications and handle after-hours emergencies as needed
- Prepare and submit regular reports to the Senior Property Manager
- Manage the issuance of key access cards and maintain associated records
**Salary Range**: $55,000 - $60,000 per annum (Actual salary offered will be commensurate with education and experience).
