**Position Summary**
Bring your creativity, problem-solving and leadership skills to the Red Deer Housing Authority (RDHA), if you are interested in challenging work as a Housing Coordinator, Community Housing. The Housing Coordinator is responsible for the day-to-day operational management of Red Deer Housing Authority’s 310 units of Community Housing portfolio within Red Deer and the surrounding area. The Housing Coordinator is expected to be self-motivated and function independently on a wide range of landlord and tenant activities to ensure compliance with all applicable legislation and regulations, including but not limited to the _Social Housing Accommodation Regulation, Alberta Housing Act, and the Residential Tenancies Act._ Red Deer Housing Authority is committed to fostering a respectful, inclusive, and equitable workplace which is representative of the community we serve.
**The Organization**
Established in 1971, the Red Deer Housing Authority is a Housing Management Body formed pursuant to a _Provincial Ministerial Order_ under the _Alberta Housing Act_. Red Deer Housing Authority provides affordable housing through Community Housing and Rent Supplements to over 1200 households in Red Deer and the surrounding area. Red Deer Housing Authority’s vision is to have communities with housing for all. Our mission is to provide housing solutions that address diverse community needs.
**Accountabilities of the Position**
Reporting directly to the Manager of Housing Portfolio and Customer Experience, the incumbent ensures the efficient and effective management of Red Deer Housing Authority’s housing portfolio, and is responsible and accountable for the full spectrum of rental property management functions and activities including assessment of potential applicants to determine eligibility, offering housing units to qualified applicants and lease agreements, vacancy management; tenant relations; move-ins, and effective communication between tenants and the Red Deer Housing Authority. All assigned duties will be conducted in accordance with the policies, procedures, and guidelines established by Red Deer Housing Authority and applicable legislation and regulations.
**Duties and Responsibilities**
1. Serve as the primary contact for Red Deer Housing Authority’s Community Housing Portfolio.
2. Manage up to 310 units in compliance with the Residential Tenancy Act, as well as applicable operating agreements and portfolio requirements.
5. Offer community housing to prospective tenants and transfers within vacant units in accordance with appropriate tenancy guidelines and respect tenant’s choice as much as possible.
6. Meet with tenants for lease signing, calculate rent adjustments, and conduct annual rent reviews.
7. Act in alignment with eviction prevention program and provide referrals and support services to residents to support housing stability and success.
8. Provide resident supports and services that contributes to housing stability and improved quality of life.
9. Prepare monthly financial & non-financial reports including a _Rent Roll Report and Tenant Ledger_, _Board Reports and Semi-Annual Report,_ regarding the operating status of assigned properties.
10. Manage vacancies & tenancy including rental payments, payment for arrears and damages with tenants, security deposits, and tenant charges.
11. Schedule and conduct move-ins ensuring they are complete and repairs/deficiencies arising are dealt with during move-ins with Housing Portfolio and Customer Experience (HPCE) Manager
12. Respond to tenant inquiries on a wide range of tenancy matters including, but not limited to, rental rates, parking, and transfers.
13. Work with the HPCE Manager to coordinate apartment evacuation drills and all tenant meetings.
14. Collaborate and work effectively with Site Managers on any property or asset issues/risks/concerns.
15. Coordinate tenant legal processes, including initiating termination notices for tenant arrears/breaches of the Residential Tenancy Act and attending Tribunals as required.
16. Prepare documents/evidence for Residential Tenancy Dispute Resolution Services or Court of King’s Bench as required.
17. Maintain effective manual record-keeping and electronic resident files within the Yardi Voyager system.
18. Use Red Deer Housing Authority’s Customer Experience Commitment Book to implement processes and procedures to improve operational efficiency and customer experience.
19. Ensure that services are provided in a culturally safe environment and that all who are involved are treated with dignity and respect following a customer centric focus.
20. Perform other related duties as required.
