Supervisor Property Accounting

**What you’ll do**
Reporting to the Manager, Operation Accounting, CT REIT, you will work closely with Real Estate Financial Planning and Analysis, Property Management, Construction/Development, and Lease Administration to provide timely & accurate management reporting and analytical support for the REIT. You will be responsible for a portfolio of properties and lead a team of property accountants. This position is a Supervisory/Lead role and is an excellent opportunity to manage a team of property accountants and improve property accounting processes and procedures.
- Supervises a group of property accountants, provides training, oversees the development and continuous improvement of staff and processes
- Ensures all financial reporting procedures and processes are in accordance with agreed-upon or mandated schedules
- Preparation of comprehensive property level reporting and variance analysis on a monthly and quarterly basis including Net Operating Income (“NOI”) and Same Store NOI included in the quarterly and annual MD&A
- Prepares and reviews property accounting budgets ensuring accuracy and delivery on time. Reviews variance analysis of Actuals to Budget on a monthly/quarterly basis
- Plays an integral part in the initial setup and ongoing support of insourcing initiative, including recoveries configuration
- Prepares lease audits, set-up, review and analyze CAM and Tax Recoveries to ensure accuracy and efficiency in our billings to the tenants, including assisting in resolving tenant disputes
- Reviews accounting work performed by the team with a focus on the property management accounting of the REIT’s leases
- Ensures and approve timely and accurate completion of CAM and tax tenant billing adjustments, working with Property Management (Operations) for preparation of tenant pre-bill notices and chargeback billings
- Prepares and approves monthly entries and reviews/analyzes variances for recoveries vs prior year, budget, and forecast.
- Ensures compliance, consistency, and transparency of all property accounting functions and information
- Liaises with external auditors and various internal departments to provide reports and information as required
- Works with the team in tracking key projects and initiatives, as well as, work with other areas in Finance and the business to ensure that projects are accounted for accurately and that key metrics are developed and reported
- Undertakes and oversees ad hoc projects as required by the Manager, Operations Accounting
**What you bring**
- Accounting designation (CPA - CA, CMA, CGA)
- 3+ years of real estate experience working as a senior accountant or accounting lead
- Knowledgeable of lease contracts and understanding lease terms, lease clauses and lease conditions
- Extensive experience in enclosed malls cost recoveries is preferred
- Solid understanding of property accounting practices under IFRS
- Excellent analytical, organizational, time management, and problem-solving skills
- Strong leadership and motivational skills
- Excellent communication, presentation, and interpersonal skills
- Ability to perform in a fast paced and dynamic environment
