Hotel Maintenance Manager

**Job Overview**
Under the direction of the General Manager (GM), the Maintenance Manager is responsible for the overall upkeep and maintenance relating to the interior and exterior of the hotel, and equipment found there within, in accordance with hotel, Homewood Suites, and Hilton Brand Standards and according to local and provincial government safety standards.
This position requires being on-call with a company mobile phone to address any emergency needs of the hotel. The Maintenance Manager will contribute to the hotel's continuing effort to deliver outstanding guest service and represents the hotel when on duty, ensuring all policies and procures of the hotel are followed. The Maintenance Manager will contribute to a respectful, positive, enthusiastic and inclusive environment.
**Duties**:
- Daily walk through of interior and exterior of the hotel, looking for maintenance and health and safety issues, addressing them immediatly as required
- Respond and attend to guest repair requests in a timely manner. Communicate with guests/customers and team members to resolve maintenance issues.
- Ensure Maintenance Helpers are trained to perform all tasks as required
- Ensure Housepersons are trained to troubleshoot and address guests’ basic concerns (i.e. microwave, light bulbs, toilet, pool chemicals etc.)
- Service and maintain all business equipment and operational equipment, including boilers, water heaters, HVAC, pool equipment, telephone, tv satellite, internet, minor electrical, mechanical, plumbing, general building work, kitchen equipment, energy conservation, grounds keeping etc. and hotel plant.
- Test, troubleshoot and perform basic repair on all types of equipment, plumbing (e.g., plunge toilets and unclog drains, water lines), electrical components including lamps, cosmetic items, extension cords, vacuum cleaners, replace lighting ballasts, electrical switches and outlets, and other guestroom items.
- Perform preventive maintenance on all guestrooms, public areas, staff areas, kitchen and mechanical room equipment including cleaning and lubrication and general parts of the building. Visually inspect tools, equipment, or machines.
- Perform all surface preparation, painting, drywall and wood trim repair, light bulb and A/C filter replacement and the complete and thorough cleanup of the painting or repair area.
- Check water and chemical levels to ensure proper operation of the pool
- Perform repairs on interior and exterior landscaping as well as external landscaping sprinklers.
- Move, lift, carry, push, pull, and place objects weighing less than or equal to 50 pounds without assistance and heavier lifting or movement tasks with assistance.
- Purchasing maintenance equipment, tools, and resources with GM approval
- Liaise and schedule with contractors/trades where outside assistance is required (i.e. elevator, landscaping, electricians)
- Provide daily update of tasks to be completed and report when tasks have been actioned, and by which team member
- Special projects or renovations as required
- Spearhead Joint Health and Safety Committee, schedule monthly meetings and action on all required improvements
- Schedule annual testing (i.e. fire safety, sprinklers, generator)
- Train on fire safety and emergency plans
- Train all employees on basic troubleshooting of common challenges
- Ensure all guests feel continually welcomed by maintaining the hotel’s exceptional level of customer service at all times
- Provide excellent customer service as per hotel standards by responding promptly to all guest requests
- Complete necessary paperwork for front desk operations (credit card authorizations, cash reports, down-time reports, etc.)
- Maintain a tidy and hazard-free work space
- Promote teamwork and quality service through daily communication and coordination with team members and Department Heads
- Act and communicate with professionalism while dealing with guests and coworkers
- All other duties as assigned by the GM
**Skills**:
- Minimum 5 years experience working as hotel maintenance
- Ability to meet the physical and mental requirements of the position
- Must have excellent communication and interpersonal skills
- Ability to work within a team environment and have the ability to complete all assigned tasks with little to no supervision
- This position will require day and night, weekend and holiday shifts, and be on call for emergencies
This position requires a proactive approach to problem-solving and a commitment to delivering outstanding hospitality experiences.
