En plus d'être responsable des résultats des activités de location au sein du portefeuille qui lui est attribué, le ou la titulaire de ce poste est chargé(e) des activités de location au jour le jour, notamment la conduite de visites pour les locataires potentiels, la négociation des documents juridiques, la coordination et la gestion de la procédure de location commerciale, et la garantie que tous les buts et objectifs de la propriété sont atteints dans les délais prévus et les budgets approuvés par le service Gestion des actifs.

**Responsabilités principales**
- Communiquer avec Gestion des actifs pour comprendre les différents plans de gestion des actifs et comprendre les objectifs et les délais prévus au budget
- Superviser et gérer les courtiers inscripteurs externes dans le portefeuille assigné
- Servir de liaison entre les parties prenantes, le personnel interne (gestion immobilière, gestion des actifs, construction), les locataires, les avocats externes, les architectes, les designers, les consultants, les courtiers et les municipalités pour négocier, organiser, suivre et appuyer nos procédures de location
- Participer à l'élaboration du budget de marketing et du plan de marketing propres à chaque propriété, et piloter la mise en œuvre de ces plans
- Assister et préserver une base d'informations et de savoirs du marché
- Préparer des rapports à l'intention de Gestion des actifs concernant les performances des locations du portefeuille par rapport au (sous-) marché
- Travailler avec la Gestion immobilière pour suivre les dispositions de remise en état des locataires arrivant à expiration et s'assurer que les locaux vacants sont restitués dans l'état voulu et que les négociations de remise en état sont terminées avant que les locataires ne quittent les lieux
- Suivre chaque unité vacante et les unités vacantes à venir dans le portefeuille assigné pour déterminer s'il est nécessaire de modifier les améliorations existantes afin d'appuyer l'effort de location
- Prendre contact avec les locataires existants pour le renouvellement des contrats de location et négocier les conditions de renouvellement
- Assurer le transfert des informations pertinentes aux services de construction, de comptabilité, juridiques et de gestion immobilière pour tous les nouveaux locataires
- Veiller à ce que les unités disponibles soient bien connues des courtiers locaux ; développer et coordonner les activités des courtiers et les programmes de primes
- S'assurer que les logements vacants sont en état d'être présentés et organiser les visites des unités vacantes
- Préparer les demandes de location, les offres de location et les lettres d'intention, négocier les modalités des offres et des contrats de location et obtenir l'approbation du propriétaire pour toutes les modalités de location.
- Élaborer des hypothèses de location pour les budgets annuels des biens immobiliers au sein du portefeuille attribué.

**Compétences et expérience requises**
- Au moins 5 ans d'expérience réussie et évolutive dans le domaine de la location commerciale ou dans un domaine similaire
- De l'expérience dans le secteur industriel est un atout, mais n'est pas exigée
- Formation postsecondaire, de préférence un baccalauréat avec une spécialisation en commerce
- Excellentes capacités d'analyse, d'organisation, de communication et de contact
- Maîtrise avancée de la suite Microsoft Office, notamment Microsoft Word, Excel et Outlook.
- Être capable de travailler avec peu d'encadrement, de mener plusieurs tâches simultanément, de travailler sous pression et d'obtenir des résultats
- Connaissance pratique des contrats de location commerciale
