We are looking for a highly motivated Associate Portfolio Manager, Real Estate to join our team on an 18-month contract
As a key member of the IMCO Real Estate team, the Associate Portfolio Manager, Real Estate Dispositions is responsible for contributing to the management of IMCO’s Real Estate portfolio alongside the senior leadership team. Primary responsibilities include monitoring direct and indirect investments and managing all aspects of the disposition of properties.
As a Member of Our Team, You Will be Responsible For:
Working under the direction of the Senior Principal and Disposition Consultant, the Associate Portfolio Manager is responsible for:
- Assisting in all aspects of the disposition of non-strategic direct investments including but not limited to:
- Liaising with outside brokers-
- Creating and Updating Data Rooms-
- Supporting Due Diligence Process-
- Working with legal teams and internal consultants on key documentation drafting and finalization-
- Interfacing with prospective purchasers-
- Working closely with 3rd party PMs and AMs throughout property listing, due diligence and closing-
- Reviewing appraisal valuations, broker models and marketing packages-
- Tracking all closing adjustments/costs throughout process-
- Reviewing and approve Statement of Adjustments-
- Managing post-closing adjustment and process.-
- Monitoring indirect investments- Working closely with the Executive Directors in the development and implementation of strategic plans for IMCO’s Real Estate portfolio, as well as ongoing development of IMCO’s strategy for Real Estate- Updating disposition dashboard and plan and preparing internal disposition memos/documents.- Staying up-to-date on investment market conditions and trends and organizing regular marketing updates.- Developing strategic relationships with external and internal partners- Participating in regular investment team meetings- Other special IMCO Real Estate projects, as required
What do you need to succeed?- 3-5 years of relevant work experience in real estate asset management or investment- Undergraduate degree in Finance, Business or a related field required. An MBA or professional designation (e.g., CFA, CA/CPA) is an asset- Advanced understanding of property valuations/appraisal- In-depth knowledge of retail, office, industrial, and multi-residential property types- Advanced financial modelling skills with comprehensive financial analysis experience (e.g., market analysis, comparable analysis, cash flow modelling, property valuations, and investment analysis)- Excellent communication skills (oral and written) and strong interpersonal skills are required- Demonstrated interpersonal and relationship management skills are required with the ability to effectively interact with brokers, custodians, and general partners, as well as other internal departments to resolve complex issues- Advanced computer skills, including MS Office products (Excel, Access, Word, etc.,) and real estate valuation software (Argus) is required.- Familiarity with sustainability practices in Real Estate, including the Global Real Estate Sustainability Benchmark (GRESB) and certifications such as LEED, would be an asset
