**Reports to**: President, TSE

**Summary**:
The Property Manager advises and executes the decisions of the syndicate of co-ownership's board of directors. He/she manages the day-to-day operations of the building, interacts with co-owners and maintenance service providers, while ensuring the financial health of the syndicate.

The employee will need to be flexible in his/her work schedule, as emergency situations requiring on-site coordination may arise after normal office hours and on weekends.

**Responsibilities**:

- Plan and lead Board meetings and Annual General Assemblies
- Oversee the syndicates financials (approval of invoices, and allocation of expenses, preparation of annual budget)
- Read and understand legal and financial documents.
- Oversee the execution of seasonal maintenance work
- Oversee the execution of capital projects
- Oversee the execution of damage property files
- Negotiate, award and supervise subcontracts and professional contracts approved by the Board of Directors
- Onsite evaluation of required work, coordination of multiple quotations, evaluation of quotations, selection of contractors, scheduling of work, ensuring work remains on schedule and budget and final approval of work.
- Anticipate, assess and resolve ad hoc issues related to maintenance and customer service
- In collaboration with the operations team and building maintenance providers, ensure that work performed on the sites meets the standards and objectives set for quality, safety and work relations, deadlines and costs and take corrective action as necessary.
- Participate in rotation of emergency response team

**Qualifications & Competencies**:

- At least 3 years of relevant experience
- Limited Ontario Licence by the Condominium Management Regulatory Authority of Ontario (CMRAO)
- Relevant experience in the multi-story residential projects, condominium projects and/or construction sites
- Experience in condominium water damage files
- Experience in customer service
- Recognized as a good team player
- Excels in leadership and communication skills, pro-activity, management of priorities and stress, positive mindset
- Computer literate
- Valid driver's license
