Job Description Morguard is looking for a Director, Development to join our team in Vancouver The Director, Development is accountable to the Senior Vice President, Development for the full range of activities required to successfully complete complex development projects across all asset classes to increase the overall value of the property for the investors considering existing project and market constraints. Duties & Responsibilities Prospects new development opportunities through active pursuit or monitoring of various open and exclusive sources, conceptualises impacts and seeks opportunities with existing and potential investors/clients for property growth and expansion to continuously create added value. Land Development Planning – manages and prepares information required for a broad range of land development planning services including real estate diligence, cost analysis, development of feasibility studies, site plan design and securing all regulatory approvals for development projects; fosters positive and long‑lasting working relationships with third parties and government agencies to obtain critical support for projects. Development Project Management – directs all aspects of a development project from choice of site location to full project completion including decision‑making of construction, leading project teams, staffing, construction cost estimation, project management oversight, process improvement analysis, and construction cost audits and claims; manages and accelerates development cycle times to enhance return on investment and is ultimately accountable for delivery on time, on budget and within scope. Development Project Reporting – prepares project status reporting to all interested parties internally and externally, including senior management, development team, other internal groups and investors/clients to ensure ongoing communication and timely information about new opportunities or deviations from the original plan. Leasing Services – monitors and responds to business/leasing opportunities arising from development activities and supports marketing initiatives to proactively support high occupancy rates at the property, to increase value for investors/clients; may provide support to the leasing team to secure tenants and provide tenant coordination services. Asset Management Services – collaborates with Asset Management to prepare business plans for expansions and renovations, considering investors, company needs, financial targets and overall strategy; if no Asset Management representative is assigned, performs full range of asset and project management functions for the new development from introduction to organization and investors to ensuring a property management structure is established. Any other job‑related duties and/or projects that may be assigned. Minimum Requirements – Skills, Knowledge, Experience and Education Bachelor’s degree in Business, Engineering, Urban Planning, Urban Geography or equivalent. Minimum 10 years of experience in the real‑estate industry. Solid technical body of knowledge and practical experience in site selection, urban planning, construction, architecture, engineering or leasing. Strong knowledge of financial feasibility analysis. Strong project management skills. Core Competencies Excellent verbal and written communication skills. Strong influencing skills. Strong negotiation skills. Solid judgment. Prior experience managing teams. Additional Requirements Prior experience in securing, negotiating, planning, leasing or selling commercial real estate is an asset.
