The Director, Development is accountable to the Senior Vice President, Development for the full range of activities required to successfully complete complex development projects across all asset classes to increase the overall value of the property for the investors considering existing project and market constraints.
DUTIES AND RESPONSIBILITIES
Development Opportunities
Prospects new development opportunities through active pursuit or through monitoring of various open and exclusive sources, as well as conceptualizes, investigates, analyzes impact of and otherwise proactively seeks opportunities with existing and potential investors/clients for property growth and expansion to ensure that added value is continuously created for the investors/clients and the organization.Land Development Planning
Contributes to the planning and is responsible for managing and preparing information required for a broad range of land development planning services including real estate diligence, cost analysis, development of feasibility studies, site plan design and securing all regulatory approvals for development projects; fosters positive and long-lasting working relationships with third parties, government agencies to obtain critical support for projects, i.e. development permits, rezoning, official amendments etc.Development Project Management
Directs all aspects of a development project from choice of site location to full project completion including direction and control of construction, securing and leading project teams of professional consultants and contractors, staffing, construction cost estimation, project management oversight (i.e. monitoring of costs, schedules, quality control, etc.), process improvement analysis, and construction cost audits and claims; manages and accelerates development cycle times to enhance return on investment, where possible; is ultimately accountable for project delivery on time, on budget and within pre-defined scope.Development Project Reporting
Prepares project status reporting to all interested parties both internally and externally to include senior management, Development team, other internal groups and functions and investors/clients to ensure that on-going communication pertaining to the project takes place and investors are fully informed of any new opportunities or deviations from the original project plan, if any.Leasing Services
Monitors and responds to business/leasing opportunities arising from development activities and supports marketing initiatives, if required, to proactively support high level of occupancy rates at the property to increase value for the investors/clients; where possible, may provide support to the leasing team to secure tenants and to provide tenant co-ordination services.Asset Management Services
Where Asset Management representative is assigned to a property or a project, in collaboration with Asset Management contributes to the preparation of Business Plans for expansions, renovations, etc. considering investors and company needs, financial targets and the company's overall business strategy; where Asset Management representative is not assigned to the property or a project, performs full range of asset and project management functions for the new development from introduction of new opportunity to the organization and investors to ensuring that a property management structure is established going forward.
Any other job related duties and/or projects that may be assigned.
Minimum Requirements
Skills, Knowledge, Experience and Education
- Bachelor's degree in Business, Engineering, Urban Planning, Urban Geography or equivalent
- Minimum 10 years of experience in real estate industry
- Solid technical body of knowledge and practical experience in site selection or urban planning or construction or architecture or engineering or leasing
- Strong knowledge of financial feasibility analysis
- Strong project management skills.

- Strong negotiation skills
- Solid judgment
- Prior experience managing teams.
Additional Requirements
- Prior experience in securing, negotiating, planning, leasing or selling commercial real estate is an asset
