**STRAND IS LOOKING FOR A DIRECTOR OF DEVELOPMENT**

Strand has been actively involved in many real estate sectors, including the acquisition of development sites, the development of high‐rise condominiums, multi-family apartment buildings, single family communities, office towers, and industrial projects, as well as providing financing to developers for residential and commercial developments throughout North America.

While Strand has preferred to maintain a low profile, consistent with the philosophy of its key stakeholders, Strand has established a reputation for integrity and success in its real estate dealings.

**QUALIFICATIONS**
- Enthusiasm and genuine passion for Real Estate and Development;
- Minimum Bachelor’s degree in a development related discipline;
- Minimum of 5-7 years of experience in real estate development, with a proven track record of success in residential, commercial, and mixed-use projects;
- Strong understanding of the local real estate market in Vancouver and British Columbia, including zoning regulations, land use policies, and development processes;.
- Excellent financial acumen, with experience in financial modeling, proformas, investment analysis, and project valuation;
- Demonstrated leadership ability, with a track record of leading high-performing teams and driving results in a fast-paced environment;
- Exceptional communication skills, with the ability to effectively engage and influence internal and external stakeholders at all levels;
- Proven negotiation skills, with experience in structuring and executing complex real estate transactions.
- Demonstrated ability to manage multiple projects and simultaneously advance the multiple elements of each project to achieve outcomes in the quickest possible timeframe;
- Strategic thinker with a forward-looking mindset, able to anticipate market trends and capitalize on emerging opportunities;
- Professional designation (e.g., B.Com, Architect, Engineer, Planning) preferred but not required.

**DUTIES & RESPONSIBILITIES**

The Director of Development is responsible for the development management and associated management activities for the company’s business under the direction of the President and Senior Vice President of Development of Strand. The duties and responsibilities include, but are not limited to, the following:

- Serve as a key and active leader of the development team; overseeing, leading, guiding and directing development activities, while contributing to the creation of near-, mid
- and long-range corporate planning goals and strategies;
- Lead the planning, design, entitlements and execution of real estate development projects, ensuring alignment with company goals and objectives;
- Develop, implement, manage and optimize innovative strategies for the development of designated Strand projects;
- Responsibility for managing the full scope of the development process for multiple projects with guidance from the Senior Vice President of Development and the President;
- Consult on the strategy for development, or renovation, of properties and projects;
- Work with municipal parties to manage the approvals process and secure all approvals necessary to build and deliver projects in accordance with approved plans;
- Project reporting throughout the development lifecycle, including involvement in the creation and ongoing management/updating of business plans, development proformas and project schedules;
- Retain and effectively manage external consultant teams to ensure delivery of drawings on time and on budget;
- Manage and communicate development related budget items and other accounting and financial information as required;
- Prepare and execute a communication strategy for existing tenants (where applicable);
- Work with legal counsel to create, manage, and monitor amendments to all project-related legal documents, including municipal agreements and covenants, disclosure statements, and purchase and sales agreements;
- Assist in managing assets during the holding period prior to development, including tenancies, ongoing maintenance requirements, coordination with trades and third-party contractors and conduct site visits and tours as required;
