About Our Client Our client is a leading Canadian Real Estate Investment Trust, that manages over 180 commercial (office) properties in 8 different countries, with over $8.5B in assets under management. The company operates as an asset manager, property manager, investment manager, and leasing manager for their portfolio. This role will focus on their Ontario portfolio within their Asset Management team for Eastern Canada, and will be a key hire for their Toronto team. Leasing Manager On behalf of our client, we are seeking a Leasing Manager to support the growth of their asset management function and Toronto leasing team. This person will be tasked with leasing activities and leasing related administration of a portfolio of commercial properties. In this role you will be reporting to the Senior Director, Asset Management, East. This role involves developing and executing leasing and marketing strategies, managing tenant relationships, collaborating with internal teams to maximize occupancy and revenue, and working closely with Property Managers. The base salary is $100,000 to $125,000 plus 20% bonus, benefits, and vacation. Responsibilities Negotiate lease terms and manage the creation, review, and approval of leasing documents for new and existing tenants. Conduct financial analyses such as lease valuations, rent rolls, and pro forma projections to evaluate leasing decisions. Prepare comprehensive deal analyses covering metrics, market research, and structure options for management approval. Assess the financial viability of lease structures and terms to ensure they align with investment returns and portfolio alignment. Build and maintain relationships with current and prospective tenants, brokers, and industry stakeholders. Research and analyze market trends and competitive properties regularly to identify potential risks and opportunities. Monitor and report leasing activity including vacancy rates and market conditions. Engage in proactive lease management by reviewing upcoming expiries and engaging with tenants to ensure strong occupancy. Collaborate with property and asset management teams to maintain tenant satisfaction and high retention rates. Assist with budgeting and forecasting rental income for managed portfolio. Qualifications Minimum of 5 years of experience in negotiating and leasing commercial properties as broker or landlord representative. Must have extensive knowledge of real estate leasing dynamics and provide inputs for preparation of leasing documents including leases, sublease agreements, indemnity agreements and consent forms. Travel in and around both the GTA and Ontario is required. University Degree in Real Estate, Business Management or Administration, or a related field required. Must have strong analytical skills and understanding of how various lease metrics impact on asset valuation. Superior communication skills, both written and verbal with a successful track record in building relationships with partners, stakeholders and vendors of multiple disciplines. Demonstrates excellent project management and presentation skills with an emphasis on leading the underwriting process. Excels in a high volume, dynamic and fast paced environment and enjoys new challenges. Highly collaborative and self-motivated. Willingness to travel to visit properties as required.
