Company Overview:

We are a reputable property management firm overseeing a luxury 418-unit apartment complex located at 1655 Carling Avenue, Ottawa. This state-of-the-art residential property offers premium amenities and services to our residents. We are looking for a dynamic and experienced individual to take on the dual role of Property Manager and Leasing Manager, responsible for the overall management and leasing operations of this prestigious property.

Position Summary:

As the Property Manager & Leasing Manager, you will be responsible for the smooth and efficient operation of the entire property, ensuring high occupancy rates, excellent tenant relations, and seamless day-to-day management. You will lead the leasing strategy, maintain the property to the highest standards, and provide exceptional service to residents.

Key Responsibilities:

Property Management:

- Oversee all aspects of property operations, including building maintenance, security, and tenant services

- Manage a team of maintenance and administrative staff to ensure the property is well-maintained and meets all safety and compliance requirements

- Handle tenant relations, including addressing complaints, resolving issues, and ensuring a high level of tenant satisfaction

- Ensure that the building and its amenities (fitness center, common areas, etc.) are always in excellent condition

- Conduct regular property inspections and coordinate necessary repairs and upgrades

- Ensure compliance with all municipal regulations, health and safety guidelines, and property management best practices

Leasing Management:

- Develop and execute a leasing strategy to maintain high occupancy rates for the 418-unit luxury complex

- Manage all aspects of conducting property tours, and closing leases

- Oversee the leasing team and ensure timely follow-up with prospective tenants, maintaining strong relationships and providing exceptional service

- Maintain accurate leasing records and ensure timely collection of rent and other payments

- Stay informed about local rental market trends and adjust leasing strategies accordingly

- Ensure all leases are compliant with legal and company standards, and manage lease renewals and tenant move-ins and move-outs

Qualifications:

- Proven experience as a Property Manager, Leasing Manager, or in a similar role within a large residential or commercial property, preferably in the luxury market

- Strong understanding of property management best practices, leasing processes, and local regulations

- Demonstrated ability to manage a large-scale property, including experience with building systems, repairs, and maintenance coordination

- Excellent leadership and team management skills

- Exceptional customer service and tenant relations abilities

- Strong sales and marketing skills, with a focus on achieving and maintaining high occupancy rates

- Highly organized with strong attention to detail and problem-solving abilities

- Proficiency in property management software (Yardi, MRI, or similar platforms)

- Ability to work well under pressure and handle a fast-paced environment

- Bilingualism (English and French) is considered an asset
