Development Manager, Industrial (Ontario)


We are seeking a Development Manager for our client. In this role, you will be tasked with supervising the approval process and pre-construction tasks associated with both speculative and custom-built industrial projects. Your responsibilities will span the full project timeline, starting from the initial idea to securing rezoning or site plan approval.


Working in tandem with the team, you will participate in due diligence assessments, oversee the procurement of land and buildings, formulate development proformas, and handle legal agreements. Your specialized knowledge will be instrumental in driving the success of our projects


Key Responsibilities:


Zoning and Design Review:

  • Review zoning bylaws, restrictive covenants, design guidelines, and preliminary design drawings.
  • Assess prospective land opportunities, evaluate existing conditions, and prepare comprehensive condition assessment reports.
  • Identify any site-specific extraordinary costs.


Land Due Diligence:

  • Review land due diligence packages, including geotechnical and environmental reports.
  • Develop site preparation budgets.


Brokerage Communication:

  • Engage with the brokerage community to address inquiries related to development opportunities.


Client Interaction:

  • Meet with potential clients regarding build-to-suit purchases, leases, and condo acquisitions.


Consultant Coordination:

  • Lead the consultant team in submission and rezoning applications, land subdivision, and development permits.
  • Coordinate with municipal planning and building departments.


Development Permit Process:

  • Expedite the resolution of development permit issues to maintain project schedules and quality standards.
  • Participate in the RFP process by reviewing proposals and pre-construction building specifications.


Site Plan Approval:

  • Lead the Site Plan Approval process.


Building Specifications:

  • Collaborate with the construction team to create building specifications for speculative developments based on market standards.
  • Generate building layouts for both built-to-suit and speculative projects.


Design Meetings:

  • Participate in design meetings to analyze plans and specifications for coordination, constructability, value engineering, and completeness.


Client Relationship Management:

  • Work closely with clients from initial contact through project turnover to construction.
  • Assist the development team with scope and process-related inquiries during turnover to construction.


Desired Skills and Experience:


Experience: Minimum of 5 years as a Development Manager, with expertise in land acquisition, proformas for selling and leasing commercial properties.


Municipal Knowledge: Familiarity with rezoning processes, site plan approval, and building permit applications within various municipalities.


Legal Acumen: Strong understanding of legal contracts and title documents.


Project Management: Ability to manage tasks across multiple concurrent projects, including land due diligence reviews.


Education: Post-secondary education in a related discipline.


Communication: Excellent communication skills, including proven presentation experience within senior-level management.


Relationship Building: Track record of establishing highly functional relationships with diverse personalities both within and outside the company.


Software Proficiency: Proficient in Excel, Word, and Outlook. Preferred knowledge of Timberline and MS Project.


Building Code Knowledge: Good understanding of the Ontario building code.
