The General Manager's role is crucial in ensuring the smooth management and top-notch service delivery of the property, including tenant relations, facility maintenance, and financial performance.

What You Will Do:

  • Lead the development and execution of annual budgets, income and expense statements, and capital improvement plans.
  • Lead efforts in financial audits and annual tenant surveys, using insights for continuous improvement.
  • Oversee the property's world-class building amenities and event space.
  • Maximize revenue from Private Events sales.
  • Train building staff and third-party team members.
  • Approve purchases of supplies and equipment, ensuring they align with budget constraints.
  • Assist in creating policies and procedures for tenant rent collections, as well as preparing annual forms and filings.
  • Oversee property operations to preserve and enhance asset value, ensuring compliance with local codes and regulations.
  • Implement preventive maintenance programs and manage construction projects efficiently.
  • Monitor service performance and take action as needed.
  • Develop multi-year capital project plans and execute them for property enhancement.
  • Establish effective communication for seamless information sharing.
  • Collaborate with the Leasing Department for new and renewal leases, maximizing revenue.
  • Optimize temporary tenant occupancy for revenue growth.
  • Improve tenant recovery ratios and manage property expenses.
  • Prepare financial reports and forecasts.
  • Implement a tenant retention program.
  • Coordinate property maintenance for optimal condition.
  • Maintain communication with tenants for a positive experience.
  • Conduct regular inventories and address maintenance needs promptly.
  • Set goals for direct reports and facilitate training programs.
  • Take on additional tasks with flexibility and adaptability.

What You Will Bring:

  • Bachelor's degree in Business Administration, Real Estate, or related field (preferred).
  • 8-10 years of experience in real estate roles with a focus on tenant engagement and retention.
  • Proven ability to drive financial performance and tenant satisfaction.
  • Strong leadership, communication, and interpersonal skills.
  • Proficiency in Yardi, Angus, and Microsoft Office Suite.
  • Understanding of local property management regulations.
  • Strong problem-solving and results-oriented leadership.
