This vertical integration has positioned our client as an industry leader in Western Canada.

The Senior Development Manager is a key team member within the Ottawa operations and is at the forefront of company growth. They will be accountable for all aspects of the pre-construction cycle and will play a supportive role in the acquisitions of multi-family development land. The role involves a blend of analytical and creative thinking to identify opportunities, understand emerging trends, and enhance best practices. Reporting directly to the Vice President and indirectly to the VP, Project Management Office, the successful candidate will lead projects from initial concept to being shovel ready.

THE ROLE:

  • Lead and manage the internal Development team and external Consultant team in Ottawa.
  • Effectively drive the pre-construction cycle, which includes designing, planning, permitting, and construction preparations of multi-family development projects in the region.
  • Formulate comprehensive pre-construction project plans encompassing timelines, milestones, resource requirements, preliminary budgets, and cash flow forecasts.
  • Oversee and ensure adherence to local zoning regulations, building codes, and address any regulatory issues that may arise.
  • Uphold compliance with contractual obligations and manage relationships with both external and internal partners and stakeholders.
  • Prepare and deliver quarterly portfolio updates to the executive leadership team.
  • Collaborate with finance, construction, and consultant teams throughout the project lifecycle.
  • Represent the company in public meetings, hearings, community engagements, and any other forums.
  • Participate in post-project evaluations to identify successes and opportunities for improvement.
  • Support acquisitions through the assessment of accretive multi-family development projects. This includes drafting preliminary site designs, underwriting, analyzing risks, and drafting proposals.
  • Stay informed about industry trends, market conditions, and regulatory changes that may impact present and future projects.

REQUIREMENTS:

  • A minimum of five years of multi-family apartment and/or mixed-use development experience.
  • An undergraduate degree in Architecture, Business Administration, Planning, or Engineering is required.
  • A graduate degree in any of the above is considered an asset but is not required.
  • A designation such as CA, CFA, or P. Eng is considered an asset but is not required.
  • Strong written and verbal communication skills.
  • Demonstrated history of effectively leading a team of internal and external stakeholders.
  • Able to apply critical thinking skills and exhibit a willingness to challenge the status quo.
  • Skilled and proficient with Microsoft Office, experienced in working with AutoCAD, Revit, or SketchUp is preferred.
  • Desires to be part of a well-funded, entrepreneurial environment.
  • Valid driver's license and vehicle
