Job Description:
Our client within property management requires a Commercial Property Manager to join their team. As a Commercial Property Manager, you will be responsible for overseeing the management and operations of commercial real estate properties, including industrial, retail, and office buildings. Your primary objective will be to ensure the efficient operation of these properties, maintain tenant satisfaction, and enhance the properties’ financial performance.
Responsibilities:
- Serve as the primary point of contact for tenants, addressing inquiries, requests, and concerns promptly and professionally.
- Facilitate lease negotiations, renewals, and terminations, ensuring compliance with lease terms and regulations.
- Proactively address tenant issues and resolve disputes to maintain positive tenant relations.
Property Maintenance:
- Conduct regular inspections of commercial properties to identify maintenance needs, safety concerns, and opportunities for improvement.
- Coordinate and oversee maintenance and repair activities, including contracting with vendors and ensuring work quality and cost-effectiveness.
- Implement preventive maintenance programs to preserve the condition and value of commercial properties.
- Develop and manage budgets for commercial properties, including operating expenses, capital expenditures, and revenue projections.
- Collect rent and other payments from tenants, monitor accounts receivable, and take appropriate actions to address delinquencies.
- Review financial reports and analyze variances to identify areas for cost savings and revenue enhancement.
Leasing and Marketing:
- Develop and implement leasing strategies to attract and retain tenants, including marketing available spaces and negotiating lease agreements.
- Screen prospective tenants, evaluate lease proposals, and conduct due diligence in accordance with leasing policies and legal requirements.
- Collaborate with leasing agents and brokers to market and lease commercial properties effectively.
Legal and Regulatory Compliance:
- Ensure compliance with all applicable laws, regulations, and codes governing operations, including zoning, environmental, and building codes.
- Maintain accurate and up-to-date records and documentation related to leases, property inspections, and regulatory compliance.
- Work with legal counsel and regulatory agencies as needed to address legal issues and resolve compliance matters.
Qualifications:
- 5+ years of property management experience with administration and financial management responsibilities.
- Strong knowledge of commercial real estate principles, leasing practices, and property operations.
- Excellent communication, negotiation, and interpersonal skills.
- Proficiency in property management software and Microsoft Office Suite.
- Ability to prioritize tasks, multitask, and work independently in a fast-paced environment.
- Detail-oriented, organized, and adept at problem-solving.
- Valid driver’s license and access to reliable transportation.
- Willingness to respond to property emergencies outside of regular business hours.
