Main Responsibilities:Achieve financial targets by managing rent collections, bill payments, forecasting needs, preparing annual budgets, scheduling expenses, analyzing financial variances, and implementing corrective measures.Ensure tenant satisfaction by resolving complaints, enforcing occupancy rules, inspecting vacant units, completing repairs, planning renovations, and coordinating landscaping and snow removal services.Oversee the sourcing and setup of vendors to maintain building systems effectively.Enhance property security by contracting security patrol services, installing and maintaining security devices, establishing precautionary policies and procedures, and responding promptly to emergencies.Prepare comprehensive reports by collecting, analyzing, and summarizing data and trends.Contribute to organizational goals by taking ownership of new requests and exploring opportunities to enhance job performance.Oversee the coding and approval of invoices, ensuring alignment with budget schedules, and collaborate with the head office accounting team for financial accuracy.Supervise and lead a team of employees and union workers, fostering a productive and positive work environment.Understand the leasing market by surveying local rental rates and calculating overhead costs, depreciation, and taxes.Attract new tenants by advertising vacancies, obtaining referrals, explaining the advantages of the location and services, and conducting unit tours.Negotiate leases with existing and prospective tenants to secure favorable terms.Leverage experience in negotiating collective bargaining agreements and managing union employees as a valuable asset. What you bring: A post-secondary degree in Real Estate Property Management or a closely related field.Over 4 years of demonstrated experience managing large commercial or retail properties.Skilled in contract administration with a keen eye for detail.A highly collaborative management style that thrives in team environments.A strong passion for developing and maintaining efficient structures and processes.Exceptional at building and nurturing strong, lasting relationships.Well-versed in local, provincial, and federal property management laws and regulations.Extensive experience in managing budgets and financial reporting.Proficient in office software, including Outlook, Excel, and Word.Familiarity with YARDI 7s is a notable advantage.Proven ability to thrive under pressure and meet tight deadlines.Possess excellent judgment, discretion, and diplomacy in all professional interactions.
