Position Summary

TRITAN Group Recruitment is working with an established Toronto-based developer to find an experienced Senior Development Manager. This is a fantastic opportunity to manage and direct a master-planned community. Roles and responsibilities

  • Manage multi-disciplinary project teams daily to secure favourable and timely municipal approvals.
  • Manage and produce development schedules, risks, and opportunities to meet the Business Plan, enabling sales launch and construction starts.
  • Provide strategic input and design direction and be responsible for official plan amendments, draft plans, re-zonings, site plans, condo applications, and site servicing permits.
  • The numbers drive the decision-making process.
  • Prepare, review, and internally validate land development proformas to maximize financial performance opportunities and life-of-job budget management.
  • Lead, mentor, and co-manage the work of one or more assistant managers/managers, ensuring the quality of their work, ongoing engagement, and professional growth.
  • Collaborate and communicate actively and communicate with various internal departments, ensuring potential challenges or opportunities to plan, budget, schedule, and manage relationships are proactively identified, transmitted, and analyzed.
  • Proactively engage with municipal and community stakeholders to advance the entitlement process.
  • Provide input into acquisition opportunities, including preparing acquisition proformas, tentative project schedules, and assessment memos highlighting the opportunities and risks.
  • Participate regularly in industry organizations and events to stay current on trends and help develop an industry brand presence.


Qualifications

  • 8 - 10 years of large-scale residential-focused multi-phase master plan community management.
  • Experience developing residential projects in the GTHA and surrounding municipalities.
  • Familiar with planning approval regulatory/policy framework, associated municipal processes, etc.
  • Working knowledge of Landowner Group Cost Share Agreements.
  • Previous experience was responsible for the preliminary and final proformas, budget management, submission and approvals of the development applications (OPA, DPA, ZBA, SPA), permits, condo set-up, and completed interim occupancy and registrations.
  • Established relationships within the local real estate industry—particularly with consultants and municipal/community/other stakeholders.
  • Financial management and understanding of the project’s financial position.
  • Project management skills and ability to prioritize multiple projects, relationships, tasks, and deadlines.
  • Strategic Execution - developing and driving project strategy.
  • Effective communication, Strong negotiation skills and strategic execution.
  • Balancing the interests of owners, project managers, and all other stakeholders.
  • A bachelor’s degree in Real Estate, urban planning, engineering, architecture, landscape architecture, etc. is considered an asset.
