Le poste
Le service de Gestion des actifs de l’immobilier est à la recherche d’un·e gestionnaire de la propriété pour son bureau de Toronto. La personne occupant ce poste relève du·de la directeur·trice, Gestion de la propriété. Le·la candidat·e retenu·e collaborera avec les équipes de la Capacité/Réinvestissement, du Service aux franchisés, du Franchisage et des franchisés, et sera responsable de l’exécution de projets nationaux et de la gestion des éléments immobiliers, des portefeuilles nationaux des restaurants et des locataires.
Les clients clés comprennent : La haute direction régionale et nationale, les responsables d’entreprise/d’unité, les franchisé·e·s, le personnel des restaurants de la compagnie et le personnel régional.

Responsabilités du poste
- Collaborer étroitement avec l’entreprise/unité lors de l’exécution des projets régionaux, qui génèrent des ventes/de l’achalandage et des économies pour les restaurants McDonald’s existants.
- Collaborer étroitement avec les directeurs des Actifs et l’équipe de la Capacité/Réinvestissement.
- Administrer le système de gestion des tâches, dont la réception et la production des demandes des franchisés, du Service aux franchisés et des propriétaires.
- Agir à titre d’agent·e de liaison avec les propriétaires et les franchisés pour des sujets comme l’entretien du site, les problèmes liés au bail et les approbations du propriétaire.
- Rédiger la correspondance relative aux approbations du propriétaire, aux obligations du bail, aux travaux de réparation et d’entretien, etc.
- Examiner et vérifier les exigences en matière de location pour les projets de Capacité/Réinvestissement et autres projets nationaux.
- Obtenir l’approbation du propriétaire et faire en sorte qu’il signe les lettres d’autorisation de permis.
- Passer en revue et approuver les factures conformément aux politiques et marches à suivre standards.
- Compiler les données pour la production de rapports nationaux à l’intention des unités d’affaires.
- Prendre en main des projets et des responsabilités supplémentaires susceptibles d’évoluer et de se présenter de temps à autre.

The Opportunity: The Real Estate Asset Management Department is hiring a Bilingual Property Manager, located in the Toronto office. The role reports to the Manager, Property Management. The successful candidate will partner with Capacity/Reinvestment, Field Operations and Service, Owner/Operators and Franchising teams, and be accountable for leading execution of national projects and initiatives, and managing property management matters, for the national portfolio of restaurants and the tenant portfolio.
Key customers include: Regional and National Leadership, Business/Functional Leads, Owner Operators, McOpCo (Corporate Owned) and Regional Staff.

Job Responsibilities:
- Works closely with Business/Functional Units to execute national projects and/or regional initiatives, that drive sales/traffic and efficiencies to/for McDonald’s existing restaurants.
- Work closely with Asset Managers, Capacity/Reinvestment Team
- Administers workflow management system, including intake and output of inquiries from restaurant operators, Field Services and landlords
- Liaises with landlords and restaurant owners on matters such as site maintenance, lease concerns, landlord approvals
- Prepares correspondence relating to landlord approvals, lease obligations, repair and maintenance work, etc.
- Reviews and verifies lease requirements for Capacity/Reinvestment projects, and other national initiatives.
- Solicit landlord approvals and arrange for landlord sign-off of permit authorization letters
- Review and approve invoices according to standard policies and procedures.
- Compiles data for national reporting to business units.
- Additional projects and responsibilities, as modified and developed from time to time.
Qualifications
- Est bilingue (français et anglais).
- De 2 à 3 ans d’expérience dans le domaine de la gestion immobilière ou de l’administration de baux dans le secteur immobilier commercial.
- Solide connaissance des baux et forte capacité à interpréter les clauses des baux.
- Aptitudes exceptionnelles en communication orale et écrite
- Bon sens de l’organisation, habiletés à mener plusieurs projets à la fois, aptitudes à établir des priorités pour gérer plusieurs sites en même temps avec des échéanciers très serrés, tout en maintenant un niveau supérieur de rigueur et de minutie.
- Excellentes compétences informatiques et maîtrise de la technologie. Compétences en Excel et PowerPoint.
- Capacité à travailler dans un environnement dynamique et facilité d’adaptation rapide au changement.
- Esprit critique et capacité à transmettre rapidement un problème à l’échelon supérieur lorsque de l’aide est requise.
- Capacité à travailler de façon indépendante et à diriger toutes les sphères de responsabilité, avec très peu de supervision et à respecter des normes professionnelles irréprochables.
Est bilingue (français et anglais). En plus de la connaissance du français, le poste de gestionnaire de la propriété requiert de solides compétences en anglais, à l’oral et à l’écrit.
Notre organisation est présente partout au Canada ainsi que dans de nombreux pays.
À la suite d’une analyse, nous avons déterminé que les tâches liées au poste de gestionnaire de la propriété bilingue nécessitent la connaissance de l’anglais en plus du français (à l’oral et à l’écrit). Ce poste implique notamment de communiquer oralement et à l’écrit avec les services nationaux, les fournisseurs et les franchisé·e·s situés à l’extérieur du Québec, y compris en Ontario et dans les provinces de l’Atlantique. En effet, notre organisation a des activités qui demandent une coordination à l’échelle nationale. Nous avons également déterminé que la connaissance de l’anglais déjà exigée des autres employés ne permet pas l’exécution des tâches nécessitant la connaissance de l’anglais liées au poste de gestionnaire de la propriété bilingue. Cependant, McDonald’s restreint le plus possible le nombre de postes pour lesquels il exige la connaissance d’une autre langue que le français. McDonald’s n’exige la maîtrise de l’anglais que lorsque cela est nécessaire à l’exécution des tâches d’un·e employé·e.

Bilingualism (French, English) – In addition to the knowledge of French, the position of Bilingual Property Manager requires strong oral and written English skills.
Our organization is present throughout Canada as well as in many other countries.
Following an assessment, we have determined that the duties related to the position of Bilingual Property Manager require the knowledge of English, in addition to French (both oral and written). This position requires, among other things, the person to communicate orally and in writing with national departments, suppliers and franchisees located outside of the province of Quebec, including in Ontario and Atlantic Canada. Our organization has business that requires national coordination. We have also determined that the knowledge of English that is already required of other employees does not allow for the execution of the duties requiring the knowledge of English in connection with the position of Bilingual Property Manager. However, McDonald’s restricts as much as possible the number of positions for which it requires the knowledge of a language other than French. McDonald’s requires English proficiency only when necessary to the execution of an employee’s duties.
