Condominium Property Manager – High-End Condominium (Downtown Toronto)

About Us:

Principle Property Management is a Canadian-owned boutique management company specializing in high-rise residential and mixed-use condominiums since 2015. Based in Toronto, we prioritize quality over quantity, delivering personalized and hands-on management with integrity and professionalism.

We are currently seeking a Property Manager to oversee daily operations at a high-end condominium in downtown Toronto and a townhouse complex in Guildwood Village.

Qualifications & Skills:

  • 2+ years of condominium property management experience (mandatory)
  • CMRAO License (mandatory)
  • RCM designation and university degree (assets)
  • Strong leadership and supervisory skills (ability to manage 5-10 people)
  • Strong knowledge of the Condominium Act, operational procedures, general maintenance, construction, and contract negotiation
  • Experience with condominium mechanical systems
  • Proficiency in Microsoft Office (Word, Excel, Outlook)
  • Strong analytical, problem-solving, and organizational abilities
  • Exceptional written and verbal communication skills
  • Ability to work in a fast-paced environment
  • Dependable, organized, and customer-service focused

Responsibilities:

  • Oversee daily operations, maintenance, and repairs
  • Administer and negotiate contracts for property services
  • Monitor budgets, expenses, and cost control
  • Ensure compliance with the Condominium Act and Health & Safety regulations
  • Supervise onsite staff and contractors, ensuring performance and compliance
  • Maintain strong relationships with the Board, residents, and vendors
  • Prepare management reports and Board meeting packages
  • Manage collections and arrears for common element fees
  • Handle emergency calls and coordinate urgent repairs
  • Assist in recruitment and training of onsite staff

Compensation & Perks:

  • Competitive salary: $70,000 - $80,000 per year
