THE OPPORTUNITY

Strategic Group is seeking an accomplished Vice President, Residential Property Management to lead the strategic direction, operational performance, and long-term growth of its residential portfolio. This executive role oversees all aspects of property operations, financial performance, tenant experience, and team leadership while aligning initiatives with broader corporate objectives.

Reporting to senior leadership, the VP will shape future growth plans—including acquisitions, redevelopment projects, and portfolio expansion—while ensuring that day-to-day operations deliver excellence, consistency, and exceptional tenant satisfaction.

RESPONSIBILITIES

Strategic Leadership

  • Define and execute the long-term vision for residential property management in alignment with corporate strategy.
  • Develop and implement initiatives to maximize performance, profitability, and portfolio value.
  • Collaborate with executive leadership on acquisitions, redevelopment, and market expansion opportunities.

Operational Oversight

  • Oversee all residential property operations, including maintenance, leasing, tenant relations, and regulatory compliance.
  • Establish standardized operating procedures to enhance consistency and efficiency.
  • Ensure accurate, timely reporting on operational, financial, and occupancy metrics.

Financial Management

  • Drive revenue growth through proactive rent optimization and cost control.
  • Lead budgeting, forecasting, and financial planning for the residential portfolio.
  • Monitor receivables and collections using structured processes and reporting.

Team Development

  • Lead, mentor, and inspire a high-performing property management team.
  • Foster a culture rooted in accountability, innovation, and collaboration.
  • Implement leadership development initiatives and effective succession planning.

Tenant Experience

  • Champion programs that elevate tenant satisfaction, engagement, and retention.
  • Partner with Marketing to deliver high-impact tenant communications and community-building initiatives.

Vendor & Supplier Relations

  • Build and maintain strategic vendor and supplier partnerships.
  • Ensure service excellence, cost efficiency, and consistent performance through regular evaluations.

QUALIFICATIONS

  • Post-secondary education in Real Estate, Business Administration, or a related field.
  • 10+ years of progressive residential property management experience, including senior leadership responsibilities.
  • Demonstrated success in financial oversight, strategic planning, and operational optimization.
  • Exceptional leadership, communication, and relationship-building skills.
  • Proficiency with property management software; Yardi Voyager experience is an asset.
