We're seeking a mechanical-focused Capital Planning Consultant to lead mechanical system assessments, reserve fund studies, and capital planning projects for multi-residential, commercial, and community buildings.

KEY RESULT AREAS FOR THIS ROLE

Mechanical Capital Planning:

• Lead mechanical-focused Reserve Fund Studies (RFS), Condition Assessments (PCA), and Performance Audits (PA).
• Conduct site reviews, assess mechanical systems (HVAC, plumbing, fire protection, building automation), and develop repair recommendations with cost estimates.
• Interpret mechanical drawings, specifications, and condominium documents including Declarations, By-Laws, and legal surveys.
• Oversee project budgets and schedules while ensuring the highest standard of quality from proposal to completion.
• Apply Ontario Building Code, Tarion Construction Performance Guidelines, Property Standards By-laws, condo law, and warranty requirements as they relate to mechanical systems.
• Support mechanical restoration assessments and condition evaluations.

Project Management:

• Mentor and provide guidance to Project Associates on mechanical projects.
• Review deliverables for compliance with client objectives and maintain quality control.
• Define project scope, estimate and control project duration, and manage contract administration.
• Coordinate client and contractor communications for issue resolution and conciliation periods.
• Develop economical solutions to meet project goals and manage unexpected conditions affecting project progress.

Client Management and Development:

• Build and maintain strong client relationships, responding promptly to requests and driving projects to completion.
• Represent Edison as a trusted mechanical engineering advisor and continuously seek client feedback.
• Identify future mechanical projects and opportunities at client properties.

KNOWLEDGE, SKILLS & ABILITIES REQUIRED

Knowledge:

• Bachelor's degree in Mechanical Engineering or related field.
• Minimum 4+ years of consulting experience in mechanical systems within capital planning, building condition assessments, or reserve fund studies.
• Experience across a variety of building types (multi-residential, community housing, municipal, commercial, recreational).
• Strong expertise in preparing mechanical capital planning and building condition assessment reports.
