We’re seeking a mechanical-focused Capital Planning Consultant to lead mechanical system assessments, reserve fund studies, and capital planning projects for multi-residential, commercial, and community buildings. Key Result Areas Mechanical Capital Planning: Lead mechanical-focused Reserve Fund Studies (RFS), Condition Assessments (PCA), and Performance Audits (PA). Conduct site reviews, assess mechanical systems (HVAC, plumbing, fire protection, building automation), and develop repair recommendations with cost estimates. Interpret mechanical drawings, specifications, and condominium documents including Declarations, By-Laws, and legal surveys. Oversee project budgets and schedules while ensuring the highest standard of quality from proposal to completion. Apply Ontario Building Code, Tarion Construction Performance Guidelines, Property Standards By-laws, condo law, and warranty requirements as they relate to mechanical systems. Support mechanical restoration assessments and condition evaluations. Project Management: Mentor and provide guidance to Project Associates on mechanical projects. Review deliverables for compliance with client objectives and maintain quality control. Define project scope, estimate and control project duration, and manage contract administration. Coordinate client and contractor communications for issue resolution and conciliation periods. Develop economical solutions to meet project goals and manage unexpected conditions affecting project progress. Client Management and Development: Build and maintain strong client relationships, responding promptly to requests and driving projects to completion. Represent Edison as a trusted mechanical engineering advisor and continuously seek client feedback. Identify future mechanical projects and opportunities at client properties. Knowledge, Skills & Abilities Knowledge: Bachelor’s degree in Mechanical Engineering or related field. Minimum 4+ years of consulting experience in mechanical systems within capital planning, building condition assessments, or reserve fund studies. Experience across a variety of building types (multi-residential, community housing, municipal, commercial, recreational). Strong expertise in preparing mechanical capital planning and building condition assessment reports. Skills: Leadership & Influence: Proven ability to lead and mentor project teams, foster performance and integrity, and create a results-focused work environment. Analytical & Decision-Making: Use accurate data for decision-making, master statistical and qualitative project analysis, and communicate risks effectively. Interpersonal Relations: Collaborative, respectful, and confident team player, willing to take informed positions when necessary. Communication: Clear, concise, and confident written and verbal communication; strong listening skills. Planning & Organization: Able to set priorities, develop preventive and contingency plans, and manage complex mechanical projects efficiently. Adaptability & Flexibility: Comfortable with change, confident in ambiguous situations, and views challenges as opportunities.
