Position Overview: Full-Time, Permanent, In Person, Monday to Friday Day Shift

Reporting to the Property Manager, the Building Superintendent will be responsible for the day-to-day operations and maintenance of two large office buildings located in Cambridge (73 Water St. N and 1 Natura Way). Approximately 50% of your role will involve customer interaction, requiring professionalism, clear communication, and a focus on customer service. You will be working with trades, but independently at this site. 

Your daily duties will include routine building inspections, minor maintenance, safety checks, troubleshooting and problem solving. You'll be responsible for monitoring building systems, conducting visual inspections of boilers and HVAC systems, completing supply and return temperature checks, and performing fire and safety tests.  You must have an open mind to learn new things and have some basic construction experience.

Key Responsibilities:

  • Customer Service: Provide courteous and professional support to tenants and building visitors, addressing concerns and ensuring client satisfaction.
  • Routine Maintenance: Conduct minor repairs, clean storage rooms, perform light maintenance, and manage building cleanliness as needed.
  • Safety and Compliance: Perform monthly fire tests, inspect extinguishers, and ensure adherence to safety protocols.
  • Building System Checks: Inspect building systems and equipment, including boilers, HVAC, and automated systems; ensure all components function correctly.
  • Physical Tasks: Perform regular building inspections involving extensive walking (up to 10,000 steps/day), lifting over 50 lbs, crouching, and climbing stairs .
  • Administrative Duties: Send and receive emails, report issues, track maintenance, and document safety checks. You must be tech savvy as there are apps, computers, and systems requirements. 
  • Cleaning and Inspections: Perform routine interior and exterior cleaning during regular building inspections, including common areas, entrances, and other high-traffic zones.

Qualifications, Skills and Working Conditions:

  • Experience: Prior experience in building operations, maintenance, or a similar role is preferred.
  • Mechanical Mindset: Ability to troubleshoot and diagnose basic system issues. Familiarity with building systems is essential.
  • Customer Service Orientation: Strong communication skills, problems solving and a customer-focused attitude.
  • Physical Fitness: Comfortable with extended walking, stair climbing, lifting, and light manual tasks.
  • Technological Skills: Must be proficient with computers and cell phone applications. Basic proficiency in using email and maintenance tracking software, and ability to monitor automated building systems.
  • On-Call Availability: Willingness to be on call for emergencies.
  • Certification: Working at Heights certification is required.
  • $55,000-$60,000 per annum + benefits
