Looking for a dynamic Property Manager to manage and coordinate operations for a diversified portfolio of residential, commercial, and industrial properties in Montreal. We are looking for a dynamic, energetic, enthusiastic, go-getter, ambitious and successful person. This position requires great motivation, availability, a rigorous mind and a very strong character.

JOB REQUIREMENTS

  1. RENTAL

Assist with site visits with agents or clients Market properties for rent to real estate agents Prepare rental offers 2. ADMINISTRATION

Respond quickly to tenant issues

Deal with tenant complaints and choose the appropriate course of action Provide optimal service to tenants Responsible for enforcing lease contract terms, such as rent collection, rules and regulations, and tenant notification procedures

Managing rent collections.

  • Coordinate collection activities with superintendents.
  • Prepare reports and follow-up with unpaid items.
  • Manage maintenance and repairs.
  • Coordinate repair and maintenance activities.
  • Negotiate annual contracts with suppliers
  • Ensure all building certificates are up to date.
  • Order new appliances as needed.
  • Respond to tenants in a timely manner.
  • Respond to emergency requests and go onsite as needed.
  • Prepare reports on activities.
  • Prepare and update TAL cases. Represent company at Tribunal.
  • Prepare and send renewal notifications.
  • Negotiate rent increases.
  • Process lease transfer requests.
  • Assist leasing department with new rentals and welcoming new tenants.
  • Write new leases when needed.
  • Coordinate move-outs and move-ins.
  • Inspect properties every week to verify rent-ready status.

Asset: 5 years or more of experience in the field.

Need to be located in Montreal

TÂCHES

  1. LOCATION

Aider les agents ou les clients lors des visites sur place

Promouvoir la location de propriétés auprès des courtiers immobiliers

Préparer les offres de location

  1. ADMINISTRATION

Répondre rapidement aux problèmes des locataires

Gérer les plaintes des locataires et choisir les mesures appropriées

Offrir un service optimal aux locataires

Assurer le respect des clauses des baux, notamment la perception des loyers, les règlements et les procédures d'avis aux locataires

Gérer la perception des loyers

Coordonner les activités de recouvrement avec les concierges

Préparer des rapports et assurer le suivi des impayés

Gérer l'entretien et les réparations

Coordonner les activités de réparation et d'entretien Négocier les contrats annuels avec les fournisseurs.

S'assurer que tous les certificats de conformité des bâtiments sont à jour.

Commander les nouveaux électroménagers au besoin.

Répondre aux locataires rapidement.

Répondre aux demandes d'urgence et se rendre sur les lieux au besoin.

Préparer des rapports d'activités.

Préparer et mettre à jour les dossiers TAL. Représenter l'entreprise devant le Tribunal.

Préparer et envoyer les avis de renouvellement.

Négocier les augmentations de loyer.

Traiter les demandes de transfert de bail.

Aider le service de location pour les nouvelles locations et l'accueil des nouveaux locataires.

Rédiger de nouveaux baux au besoin.

Coordonner les entrées et les sorties des locataires.

Inspecter les propriétés chaque semaine pour vérifier leur disponibilité à la location.
