GEC Living is one of the largest student accommodation providers in Canada. GEC currently operates 7 buildings across Vancouver, with multiple locations in development. We are currently seeking an energetic Property Manager.

The Property Manager is responsible for overseeing the day to day operations and administration of GEC’s property portfolio. Working in coordination with Operations, the Property Manager supports the executive team through proactive communication, setting and managing expectations, and delivering reliable property performance. The role functions as the team leader for the Caretakers and Maintenance team and reports directly to the Director of Operations.

The company has a clear vision and objectives for its real estate portfolio, and the Property Manager will be integral to implementing strategies to achieve the goals.

**Responsibilities**:

- Work with senior management to ensure GEC meet the established operational, financial, and business performance goals by inspecting properties, reviewing financials and operational reports, and developing and implementing appropriate action plans to achieve fiscal projections.
- Implement Standard Operating Procedures related to tenants and student rentals.
- Responsible for implementation of tenant policies and procedures
- Oversee and supervise the work/performance of caretakers, including provide training, creating manual and guidebooks for them to achieve department goal
- Monitor and recommend new or amended student and market rental policies in a pro-active and fiscally responsible manner to meet the needs of tenants and to resolve management concerns.
- Liaise on rent collection on commercial properties
- Develop the annual budget(s) for the properties comprising the assigned portfolio, and oversee attainment of budgeted goals by working with Accounting and Management, and others to address and resolve gaps in financial performance.
- Implement policies to minimize the wear and tear of Furniture, Fixture and Equipment inside the units by encouraging tenants to follow the best practices. Ensure tenanted units' maintenance issues and complaints are resolved
- Coordinate with the Facilities Manager for large scale maintenance issues, including concerns related to the unit and building structure
- Work with the Corporate Director regarding building capital expenditures and establishing long term capital improvement programs for the portfolio.
- Provide leadership to a team of building staff by managing their performance in accordance with Company policies, values, and business practices.
- Step in to deal with ad-hoc duties and emergencies

**Qualifications**:

- A self-starter who is able to work independently, and takes pride in the delivery of quality services.
- Strong understanding of the BC Residential Tenancy Act
- Proficient in with office management software, including Microsoft Outlook, Excel, and Word and property management software
- 2-3 years’ experience working as a Licensed property management, ideally in a residential or student accommodation, is required
- Experience in financial analysis and reporting, preparation of budgets, building operations and maintaining strong internal controls is required.
- Flexibility in schedule is required in order to meet operational needs. This may require occasionally working outside of regularly scheduled hours.
- A valid driver’s license and access to a vehicle at all times during employment is a requirement of the role.
