**Overview**
We are seeking a dedicated and reliable Resident Caretaker to join our team. The Resident Caretaker is responsible for the daily operations, tenant relations, marketing activities, and maintenance of four residential buildings. Reporting directly to the Residential Administrator and the President, this role ensures the property is well-maintained, clean, secure, and efficiently managed, providing a high-quality living environment for tenants. The caretaker will collaborate with management to address tenant needs, maintain property standards, and perform minor repairs and maintenance tasks.

**Key Responsibilities**

**Marketing Activities**:

- Establish and maintain a waiting list of prospective tenants, recording contact information for those interested in moving to the property.
- Promptly relay Tenant Notices to Vacate to the Equitable management office.
- Confirm rental rates with the Residential Administrator for each unit becoming available.
- Erect advertising signs and respond to rental inquiries.
- Schedule and conduct showings of available suites for prospective tenants.
- Upon approval, inform new tenants, secure deposits, and arrange for all move-in logistics, including inspections and delivery of keys and access devices.
- Update security and access systems for vacating and incoming tenants.
- Provide management with periodic updates on market rents, tenant concerns, and any issues that could impact property operations.

**Administrative Duties**:

- Maintain individual tenant files with relevant correspondence and documents.
- Log daily property events, tenant issues, and other relevant activities.
- Collect monthly rents, issue receipts, and deliver funds to the management office.
- Serve necessary notices to management.
- Monitor and enforce rules in common areas to ensure tenant satisfaction.
- Administer parking and storage assignments, coordinate with management to enforce parking regulations, and report any illegal vehicle parking.
- Supervise tradespeople, contractors, and service providers on-site.
- Purchase supplies per approved guidelines and attend Residential Tenancy Branch hearings if required.
- Participate in inspections by authorities, insurers, or contractors as needed.

**Housekeeping and Maintenance**

**Interior Common Areas**:

- Replace and repair light bulbs and fixtures, adjust controls for lights and heating, and test emergency systems weekly.
- Inspect and clean common areas daily, including entrance doors, elevators, and mailboxes.
- Clean high-traffic areas (e.g., lobbies, stairways) daily and light-traffic areas (e.g., locker rooms) weekly.
- Clean interior light fixtures monthly and inspect utility rooms daily.
- Perform minor repairs in common areas and tenant suites as needed.

**Tenant Suites**:

- Conduct annual inspections of tenant suites and report maintenance needs.
- Respond promptly to tenant service requests, handle minor repairs, and coordinate with third-party providers as needed.
- Address emergency situations to ensure tenant and property safety.

**Parking Areas**:

- Assign and monitor parking spaces for tenants.
- Inspect parking areas daily, sweep and clean weekly, and handle light maintenance, such as replacing burned-out bulbs.

**Exterior Maintenance**:

- Inspect exterior areas daily, remove debris, and handle snow removal and salting during winter.
- Clean and inspect sidewalks, driveways, and other external areas daily.
- Conduct weekly roof inspections and clear exterior drainage.
- Report any exterior damage to management immediately.

**Exterior Landscaping**:

- Remove fallen limbs, debris, and dead flowers from the property daily.
- Handle daily watering as needed and report landscaping issues to management.

**Qualifications**:

- Prior experience in property management, caretaking, or a related field is preferred.
- Strong organizational skills and attention to detail.
- Ability to handle minor repairs, manage tenant inquiries, and maintain accurate records.
- Self-motivated with the ability to work independently and collaboratively.
- Available for emergency response as needed.

Pay: $52,000.00-$55,000.00 per year
