Live-in Caretaker

We are seeking a full-time, live-in Resident Manager/Caretaker to oversee three rental apartment buildings in Kerrisdale, which are located side by side.

**Responsibilities**
- Organize and attend suite showings for prospective tenants, as well as move-in and move-out inspections.
- Accurately complete and process forms, including but not limited to: Rental Applications, Residential Tenancy Agreements, Conditional Inspections
- Investigate tenant-reported issues and coordinate necessary repairs in accordance with the Residential Tenancy Act, engaging appropriate trades as needed. Respond to tenants promptly.
- Upon tenant move-out, determine chargebacks (if any) and arrange for repairs or improvements to bring units to “rentable condition,” unless otherwise directed by the Property Manager.
- Promptly collect rents, ensuring all rents are paid by the first week of each month, or obtain a satisfactory explanation from delinquent tenants and report to the Property Manager.
- Report and address deficiencies in common areas, such as burnt-out bulbs, junk accumulation, and broken doors/windows.
- Enforce building and pool rules, maintain assigned parking lists, and address related issues.
- Schedule trades for repairs and coordinate access with tenants as required.
- Provide access to trades when required and arrange for repairs using sound judgment.
- Ensure all fire doors, common doors, and storage areas are secured daily.
- Attend to emergency suite access requests and screen after-hours emergencies.
- Perform other related responsibilities as may be assigned by the Property Manager.

**Requirements**:

- Proven experience in office administration or property management is preferred.
- Strong customer service skills with the ability to build rapport with residents and staff.
- Excellent phone etiquette and communication skills
- Ability to perform data entry accurately and efficiently while managing multiple tasks simultaneously.
- Strong organizational skills with attention to detail in filing and record keeping.

Pay: $4,500.00-$6,000.00 per month
